Axé (pronounced Ahh-Shay) Capoeira Tucson was established in 2009, when student Aquil Joel Hameed, AKA “Sombra”, came to Tucson with the goal of sharing the martial-art, dance, and culture of capoeira and expanding the Axé Capoeira group. A direct student of Jay “Camara” Spain, and under the instruction of Maestre Barrao, Sombra has developed and implemented a kid, teen, and adult curriculum to provide the community an alternative means to develop self-confidence, encourage health and fitness, and promote cultural awareness and experiences through interactive and challenging capoeira and Brazilian dance classes.

Studio 5 leased 1,700 sq. ft. at BV Shoppes at 2928 East Broadway for his new studio. Located at the northeast corner of Country Club and Broadway, the BV Shoppes other tenants include Yikes Toy Store, Picante Boutique, and Hi*End Tight Barbershop.

Studio 5’s Axe Capoeria classes explore the limits of the contemporary evolution and modern applications of capoeira in martial-arts, music, dance, and self-exploration.

Perfect for action-seekers of all ages, a month of capoeira-infused classes will have you working the ginga and spinning aúzinho toward better health and high-flying self-confidence.

David Hammack of Volk Company Commercial Real Estate in Tucson represented the Landlord, LMG Investments, LP. Opening date for Studio 5 is yet to be determined.

RETAIL SPACE – 6450 N ORACLE RD, TUCSON 

Lifetime Martial Arts #1, Inc. dba Karate 4 Kids marital arts studio leased 2,100 sq. ft. for relocation from 7607 N Oracle Road in Oro Valley to Plaza del Oro Shopping Center at 6450 N Oracle Road in Tucson, at the northeast corner of Oracle and Orange Grove Roads. The owner, Wan Joo Choi, expects to open July 8th.

Craig Finfrock of Commercial Retail Advisors in Tucson represented the tenant. Paul Schloss formerly with CBRE and now with Bourn Advisory Services in Tucson and Dave Dutson of CBRE in Tucson represented the landlord, Plaza del Oro, LLC.

Girl Scouts Plan Regional Campus on Broadway

The Girl Scouts of Southern Arizona (Debbie Rich, CEO) purchased the former Broadway Diner at 4330 E Broadway Blvd in Tucson for a new regional headquarters campus. The Girl Scouts already owned the adjacent property at 4300 E Broadway and  the vacant diner property had been vacant for several years.

The Girls Scouts of Southern Arizona (GSSoAz) paid[mepr-show rules=”58038″]$500,000 for the 4,000 sq. ft. building on 33,750 sq. ft lot for land value and plan to raze the former diner for construction of a new regional headquarters campus.

GSSoAz is a non-profit organization serving more than 14,000 girls ages 5-17. Membership also includes over 3,000 adult volunteers who serve as leaders, trainers, consultants, and board members. GSSoAz covers the southern region of the state, serving girls in Pima, Cochise, Greenlee, Yuma, Santa Cruz and southern parts of Graham, Maricopa, and Pinal counties. In addition, Girl Scouts also serves our Native American communities, military installations, and border communities in Southern Arizona.

GSSoAZ is chartered by Girl Scouts of the USA. The Council was established in Arizona in 1935.

David Montijo, First Vice President of CBRE in Tucson and Paul Schloss, formerly with CBRE and now with Bourn Advisory Services, represented the Girl Scouts providing strategic site selection services to its Site Development Team. The seller, Tucson Dynamo Restaurants, Inc of Scottsdale was represented by Rick Borane and Terry Dahlstrom, Senior Associates with Volk Company in Tucson.

The Girl Scouts of Southern Arizona have already launched its capital campaign to fund the development of the new facility, which is anticipated to break ground towards the end of the year.

Compass Bank of Birmingham, AL sold a 1.6 acre parcel at the southwest corner of Valencia and Valley Indian Agency Roads in Midvale to Broadway Realty and Trust of Tucson (Joseph Cesare) for $959,000 ($13.50 PSF). The parcel, zoned C-1, was excess property owned by Compass purchased for a bank branch site, before the pull-back in bank expansion took place. Broadway Realty and Trust subsequently transferred the property to Midvale Development Company, LLC formed by Cesare with other investors to hold for development. The corner is platted for retail use and shopping center but it is unknown at this time what will be constructed there.

Eat Sports, LLC of Tucson (Danny Roth) sold one acre of C-3 zoned land to Blue Iguana, LLC of Tucson (David Dabdoub) at 3452  N Dodge Blvd in Tucson for $279,000 ($6.40 PSF). The property was formerly an auto repair garage that was razed by the seller for a commercial recreational center project that was cancelled by the economic meltdown. The buyer and seller were both self-represented in the transaction.

Great Western Bank of Lincoln, NE sold 15 acres of raw land at 4625 W Ajo Hwy in Pima County to ADG Ajo, LLC (Stephen Grimm, manager) for $425,000 (65¢ PSF). The property was rezoned to CB-1 in 2007 with plans for retail or multi-family uses at different times. This transaction was an REO sale and will be held for investment by the buyer. Steve Grimm is manager and designated broker at Grimm Commercial, LLC in Tucson represented the investor. Jerry Hawkins and Mike Chapman of CBRE in Tucson represented the seller.

BP SWC 22nd and Harrison, LLC (Don Bourn, manager) bought 1.2 acres at 9484 E 22nd Street in Tucson, at the southwest corner of 22nd St and Harrison, from Wells Fargo Bank of Phoenixfor $475,000 ($8.90 PSF). The property, also referred to as Block A in Harrison Terrace, was purchased by World Savings Bank of Oakland,CA in 2004 for $985,000 for a bank site. Wells Fargo acquired World Savings in 2006 and is selling excess sites. The parcel zoned C-1 is within Harrison Terrace, a developed 74-home residential subdivision that was built by KB Homes. The property was purchased for development of an 8,000 sq. ft. retail center that is under construction and expected to be ready for Mattress Firm and Five Guys to begin TIs by June for Fall openings. Paul Schloss and Jayme Fabe of CBRE in Tucson handled the transaction.

Farid Mahmoodi dba Super Shuttle purchased the 18,295 sq. ft. at902 S 6th Avenuefor $145,000 ($7.93 PSF) from Federico Martinez. The former used car lot dba Moe’s Auto Sales in Barrio Santa Rosa is fully paved, zoned C-3, and has a small 143 sq. ft. building that will be owner occupied by Super Shuttle.  Moe’s moved out abut one year ago to a location on Oracle Road.
