Phoenix Leases Feb. 12-16, 2018

The following commercial leases were reported to the Real Estate Daily News for the Phoenix Lease Report from Feb. 12 thru 16, 2018.

RETAIL – 4013 E BROADWAY RD, PHOENIX, AZ
A lease for 6,330-square-feet in Broadway Commerce Center to MBI Industrial Medicine was recently consummated.  The location of the property is 4013 E. Broadway Rd in Phoenix, AZ.  MBI Industrial Medicine has 7 other locations.  The owner of the center is J&J Commercial Properties, Inc. Jared Lively of Rein & Grossoehme CRE represented the Tenant and Tyson Breinholt of CPI represented the landlord.

RETAIL – 2035 W BRAODWAY RD, MESA, AZ
A lease for 2,800-square-feet to Pro Auto Service was recently consummated.  The location of the property is 2035 W. Broadway Road in Mesa, AZ.  The owner of the center is MGF Property, LLC. Jared Lively of Rein & Grossoehme represented the owner and the tenant.

RETAIL- 15425 N GREENWAY HAYDEN LP, SCOTTSDALE, AZ
A lease for 2,140-square-feet at the Landing at the Quarter to Total Control Innovations was recently consummated.  The location of the property is 15425 N. Greenway Hayden Loop in Scottsdale, AZ.  The owner of the center is K2H Scottsdale Commerce, LLC. Jake Ertle and Steve Grossoehme of Rein and Grossoehme Commercial Real Estate represented the owner and Jared Lively of Rein and Grossoehme Commercial Real Estate represented the tenant.

RETAIL – 2155 E UNIVERSITY DR., TEMPE, AZ
A lease for 1,400-square-feet to Hair Haven was recently consummated at University 101 Shops.  The location of the property is 2155 E. University Dr., Tempe, AZ.  The owner of the center is 2155 E. University, LLC. Jared Lively of Rein & Grossoehme CRE represented both the tenant and the owner on this transaction.

RETAIL – 4705 E CAREFREE HWY., CAVE CREEK, AZ
A lease for 1,329-square-feet in The Shops at Dove Valley Ranch Shopping Center to North Valley Insurance Professionals, Inc was recently consummated.  The location of the property is 4705 East Carefree Highway in Cave Creek, AZ.   North Valley Insurance Professionals, Inc has one other location.  Jim Edwards of Rein & Grossoehme represented the tenant.

RETAIL – 4731 E UNION HILLS DR., PHOENIX, AZ
A lease for 1,300-square-feet in La Piazza Shopping Center to Peak Fitness was recently consummated.  The location of the property is 4731 E Union Hills Drive, in Phoenix, AZ.  The tenant will operate as a franchisee of 9Round Kickboxing.  9Round Kickboxing has several locations around the country. A lease for 1,200-square-feet in 40 Palms Arcadia Shops to Champz Barber Shop was recently consummated.  The location of the property is 4041 E. Thomas Rd in Phoenix, AZ.  The owner of the center is Arcadia Village Shops, Inc. Jared Lively of Rein & Grossoehme CRE represented both the Tenant and the Landlord.

RETAIL – TNT SHOPPING CENTER
A lease for 1,000-square-feet in TNT  Shopping Center to TLC Therapeutics was recently consummated.  The location of the property is the NWC of Thunderbird and Tatum, in Phoenix, AZ. Jim Edwards of Rein & Grossoehme represented the tenant and Matt Harper of NAI represented the owner.

RETAIL – 2051 S DOBSON RD., MESA, AZ
A lease for 750-square-feet in Dobson Ranch Shopping Center to Nelson Estate Jewelers was recently consummated.  The location of the property is 2051 S. Dobson Rd. in Mesa, AZ.  This is the 1st location for Nelson Estate Jewelers. Jim Edwards of Rein & Grossoehme Commercial Real Estate represented the owner.

RETAIL – 2051 SDOBSON RD., MESA, AZ
A lease for 750-square-feet in Dobson Ranch Shopping Center to Ninja Cuts Barber Shop was recently consummated.  The location of the property is 2051 S. Dobson Rd. in Mesa, AZ.  This is the 1st location for Ninja Cuts. Jim Edwards of Rein & Grossoehme Commercial Real Estate represented the owner.




Sun State Cardiology Purchases Presidio Medical Office Property

Growing Practice to Relocate Administrative Offices & Expand Medical Operations

Phoenix, Arizona – Sun State Cardiology has purchased a medical office building at The Presidio in Chandler.  The growing medical practice plans to expand its patient operations in its existing space and relocate administrative offices to the newly acquired building at 1100 S. Dobson Road, Suite 118.

“Physicians continue to show interest in the Chandler medical corridor,” says Phil Wurth, executive vice president of Colliers International in Greater Phoenix.  “Medical groups want to take advantage of limited opportunities to own property in the corridor.  The area is particularly attractive to physicians who work with Chandler Regional Medical Center, Mercy Gilbert Medical Center and Banner Desert Medical Center.”

Wurth represented the seller, SDBP III, LP, in the marketing and sale of the property.  Samir Sawhney of XCD Realty & Property Management represented Inderworld, LLC, DBA Sun State Cardiology in the acquisition.

The 2,038-square-foot medical office property was sold for $394,258.  The suite is part of The Presidio, a Class A professional and medical office building complex in Chandler, located adjacent to the Loop 202.  The property is situated within a mile of the Loop 101 and Dignity Health Chandler Regional Medical Center.  The project is currently 95 percent occupied and a second phase of development at the park is planned next year.

Sun State Cardiology currently operates from 2600 E. Southern Ave. in Tempe.  The practice, which was formed in 1984, provides all cardiac related services.  These include preventive, diagnostic, and interventional services in patients with all types of heart conditions.




Valbuena Institute Buys $1.3+ Million Medical Building

Scottsdale Psychiatry & Therapy Center Plans Expansion

Phoenix, Arizona  –  The Valbuena Institute has purchased a medical office building at 9831 E. Bell Rd. for $1,321,936.00.  The institute will relocate its Valbuena Wellness Center to the property.

“This property offered very convenient access to the Loop 101 and enables my client to expand their practice and add service lines for their patients,” says Phil Wurth, executive vice president with Colliers International in Greater Phoenix.

The Valbuena Institute purchased the property from Pathfinder TRF Four, LLC.  Ryan O’Connor of Cushman & Wakefield represented the seller and Wurth represented Valbuena Institute in the transaction.

The medical office building contains 6,512 square feet of space and was constructed in 2005. Valbuena Institute plans to remodel and upgrade the space before taking occupancy.  They also will be hiring additional staff and partnering with more local healthcare providers.

Founded by Paul R.
