Phoenix Kidder Mathews Healthcare Team negotiates long-term lease at Talavi for national autism therapy center

PHOENIX, Ariz. – The Phoenix Kidder Mathews Healthcare Team represented the landlord in an 11,000-square-foot, 7-year lease for a national firm that provides autism therapy for families and children at 5859 W. Talavi Blvd., in Glendale, Arizona.

Kidder Mathews’ Senior Vice President Michael Dupuy and Vice President Rachael Thompson represented the landlord, Phoenix Heart, which is the owner and also a tenant in the building. The team negotiated a lease valued at $1.94 million in total consideration with Hopebridge Autism Therapy Centers, headquartered in Indianapolis, Indiana.

We have seen an increased demand in Glendale’s Arrowhead area over the past couple years,” Thompson said. “Larger blocks of space for medical are tough to come by here. The availability at this property was marketed 60 days prior to receiving a fully executed lease. One medical space remains.”

The property, built in 2000, sits among highly desired office and medical buildings at Arrowhead Ranch in Glendale. Its neighbors include Banner Health, Abrazo, Delta Dental and California Casualty. The building is located with frontage on 63rd Avenue in Arrowhead.

“As a tenant and a landlord at this location, we look to strategically partner with other tenants,” said Phoenix Heart CEO Kyle Matthews. “We are thrilled to have Hopebridge as a tenant in the building and look forward to our relationship.”

The City of Glendale has been pro-active in attracting healthcare-related firms.

“This new facility will join our ever-growing healthcare industry by bringing much-needed services for families touched by autistic spectrum disorders,” said Glendale Mayor Jerry Weiers. “As someone who wakes up every morning with the goal of making a positive difference in someone’s life, I know that therapy services provided by Hopebridge will do just that. I’m incredibly proud they’re opening their first location right here in Glendale.”

Kyle Seeger of JLL represented Hopebridge.

PHOENIX, Arizona – Cushman & Wakefield has announced that Atlanta-based Randstad, a global leader in HR services, signed a 10,668-square-foot (sf) lease at 3838 N. Central Avenue in Phoenix.

On behalf of Randstad, the transaction was completed by Curtis Chickerneo and Larry Downey of Cushman & Wakefield’s Phoenix office and Allison Bittel of Cushman & Wakefield’s Atlanta office. John Bonell, Brett Abramson and Chris Latvaaho of Jones Lang LaSalle represented the landlord, San Diego-based Parallel Capital Partners, Inc.

Randstad will be relocating and consolidating its offices into one location at 3838 N. Central Avenue. The company plans to move in this month.

3838 N. Central Avenue is part of City Square, midtown Phoenix’s prominent mixed-use project consisting of three Class A office towers totaling over 724,387 sf. “3838 N. Central Avenue provided a great opportunity for Randstad to consolidate a few offices in the Valley to one central location while reducing their overall square footage and leasing costs,” said Chickerneo.

Rott n’ Grapes opens 2nd location – Introduces new “Speakeasy”

Phoenix, Arizona –  Downtown Phoenix adds another eclectic wine bar and restaurant to the mix of unique eateries in the Roosevelt Row Arts District.  Surrounded by an array of community culture, galleries and art studios are small locally owned restaurants to contribute to the urban thriving market.  Local business owners, Keith Shanks and wife Patty Gii just opened their second location of Rott n’ Grapes RoRo.

Master Tenant Representation Broker Jennifer Hill with SVN Desert Commercial Advisors assists companies with their overall growth strategy through the commercial real estate process.  Hill provides an individualized client needs assessment, assists with site evaluation/selection process, proposal/lease/purchase negotiations, demographics review, traffic patterns, and competitive analysis just to name a few services.  In doing this, she was able to assist the restaurant owners in identifying the right space at the end of Roosevelt Row in downtown Phoenix’s historic Gold Spot building.  The restaurant and wine bar is located at 1001 N. 3rd Ave. The 3,076 square foot property also includes a 20′-below- ground speakeasy in a 100-year-old basement that has been renovated into a modern, cozy environment with plush furniture, dimmed lights and personal bar and food service called “The Onyx.”  Hill stated, “I think the owner has increased his likelihood of success here by establishing a set of favorable circumstances in hiring the best designer, architect, and notably, his chef and management team.”

“She is a consummate professional and an excellent sounding board,” said owner Keith Shanks.  He proceeded to state, “Her skillful expertise in the commercial real estate marketplace has afforded me the opportunity to make long term decisions about our growth strategies and we are already looking for a third location to launch and Jennifer is already hard at work.”

The 2nd location adds a full menu, very different from their uptown location off Central Ave.  Chef Chris Newstrom has developed a menu that will feature shareable appetizers including the assortment choices of bruschettas, pizza, Panini’s, market-fresh fish, New York Strip and more.  More importantly, they open up for the brunch menu including the crepes and omelet selections. Also, let’s point out you will see the amazing mural art on the doors inside the restaurant of the owners dogs.  The “Rott” in Rott n’ Grapes is named after the family Rottweiler rescues.  Hence, RoRo is seen as one of the iconic pups showcased in the restaurant.

If you did not want to dine in the basement or even on ground level, you can opt to dine in the over-the-bar mezzanine that seats 25-30 people.  “I know it’s expensive to go vertical, even if the clear heights are there, but Keith actually did it.  Had it been 1″ less space, it could not have been built.  Now with the mezzanine the restaurant is actually 3 levels when you factor the speakeasy, “The Onyx”, ground floor and the mezzanine,” Hill stated.  This is one bistro that will attract hundreds of patrons regularly.
