Rancho Sahuarita – Making New Home Building Great Again

SAHUARITA, ARIZONA – Richmond American Homes recently bought 71 finished lots at Entrada La Villita, the newest community in Rancho Sahuarita Master-Planned Community, for $3.266 million ($46,000 per lot) from Rancho Sahuarita VIII, an affiliate of Sharpe & Associates (Robert Sharpe, president).

Ted Herman with Sharpe & Associates, who represented the seller in the transaction told us the decision to finish these 40’x 90’ lots in this new subdivision began about one year ago.

“We were waiting for retail to catch up with price point appreciation,” Herman said. “That seems to be happening now, and the outlook for new home builders looks great again. Rancho Sahuarita is also finishing another 165-lots which are already in escrow with two homebuilders.”  Entrada Del Rio has the potential for 560-lots to be finished, planned in six-phases.

Richmond’s long relationship with Rancho Sahuarita began in 2001 with the Presidio Del Sol neighborhood, before moving north into Presidio San Xavier, Presidio Coronado and Presidio Del Norte, which closed out last year.

Rancho Sahuarita boasts “The Corner” and 569 New Home Sites Soon

SAHUARITA, Arizona – The real estate market in Arizona is returning to healthy levels, and being echoed in Rancho Sahuarita master planned community; not just in terms of home sales and new home development, but also with regards to new retail and commercial offerings in the master plan.

“The Corner” in Rancho Sahuarita has the second gasoline provider coming to the community and there are several major new subdivision projects that kicked off recently for the next two neighborhoods: Entrada del Rio and Entrada la Villita.

Entrada La Villita is Spanish for “small town”, La Villita is comprised of 71 homesites and is located southwest of the Rancho Sahuarita Clubhouse, which is the center of activity in the community. With its countless events, classes and opportunities for residents to come together and connect in Rancho Sahuarita.

The new neighborhood is also close to Sahuarita Road, making access to things like the Rancho Sahuarita Marketplace and the Sahuarita Town Center easy expected to open this Fall.

The second new neighborhood at Entrada Del Rio reflects the beauty and magic of its namesake; the river. Residents will find enjoyment and fun flowing through the nearby Parque Del Rio neighborhood amenity, complete with its own pool, spa, playground, sport courts and more. On the commercial side, back in February of this year Rancho Sahuarita XX LLC closed on the sale of a commercial pad to Fry’s Food Stores, which has resulted in the construction of a Fry’s gas canopy at “The Corner” in Rancho Sahuarita. The new canopy is the second gasoline provider in the community, which already has an existing Shell station onsite.

The commercial pad is one of six total at “The Corner” site. Rancho Sahuarita is actively talking to multiple groups about locating to any of the five remaining pads, and plans to announce additional new offerings are expected in the next few months.

Two Sahuarita Retail Pads Sell to Circle K & Taco Bell

Circle K Stores of Tempe, AZ purchased a 57,935-square-foot retail pad at La Jolla Verde Commercial Center in Sahuarita for $1 million ($17.30 PSF). This will be the first pad construction at this new retail center located southeast of I-19 on Old Nogales Hwy near the full diamond interchange.

This core retail intersection for Sahuarita with a Super Walmart-anchored center directly across from it. This Walmart center also has Ross Dress for Less, Big Lots, Wells Fargo, Walgreens, Bank of America, 99 Cent Only, and other national retailers.

In a second unrelated transaction, a 42,047-square-foot retail pad (lot 3 block 45) in Rancho Sahuarita, Sahuarita, AZ sold to Gen2Properties, LLC dba Taco Bell for $895,000 ($21.29 PSF).

Located at the southeast corner of I-19 and Sahuarita Road, Taco Bell with join McDonalds, Shell, United States Post Office, and Pima County Public Library.

A growing bedroom community, Sahuarita is only 15 minutes to Tucson Airport and 45 minutes to Nogales and Mexico.
