KFC Closes on Tucson Marketplace at the Bridges Site

TUCSON, Arizona – STRR Investments of Houston (Rehman Ahmed (manager) has closed on a 39,120-square-foot pad at Tucson Marketplace at the Bridges. For $675,000 ($17.25 PSF). The site in located north of the northeast corner of Kino Parkway and Tucson Market Place Blvd.

KFC is joining Mister Car Wash, Discount Tire and Culver’s at this section of the Tucson Marketplace along with a potential Dutch Bros next door. Tucson Marketplace is a 1 million-square-foot mixed use master planned commercial development.

The U.S. chicken chain based in Louisville, KY has been doing something in 2019 that it hasn’t done in 15 years: add more locations. KFC has shrunk by 1,400 locations since 2004 but expects to change direction this year. To do this, the chicken chain is providing incentives to operators who build new units. It is also finding new places to put new restaurants, focusing more on nontraditional locations and eyeing urban, inline locations the chain has abandoned in recent years. While the chain is focused on new units, it is also working to keep closures to a minimum.

Land for New Discount Tire Store Sells at Tucson Marketplace at the Bridges

TUCSON, Arizona – Scottsdale-based Halle Properties, LLC (Bruce Halle) doing business as Discount Tire/America’s Tire, the world’s largest tire and wheel retailer, purchased 1.08 acres at 3025 S Kino Parkway, located to the north of Culver’s, in Tucson Marketplace at the Bridges for $875,000 ($18.58 PSF), .

The company currently operates more than 925 stores in 33 states, having opened its Virginia location in November and in Louisiana this month. Discount has set a target for six additional stores in Arizona over the next two years, including this one at the Bridges. This will make its 15th store in metro Tucson.

Founded in 1960 by Bruce Halle, Founder and Chairman of the Board, the company remains privately owned.

Tucson Marketplace at the Bridges, located between Park and Campbell at I-10, is a 114-acre project that will have approximately 1 million-square-feet of shops, pads, entertainment and anchors when fully completed. It has experienced some exceptional growth this past year with over 121,000-square-feet of new retail.

Costco, Walmart, McDonald’s, Great Clips, Mattress Firm, Sports Clips, Sprint, Verizon, Starbuck’s and Culver’s were there at the start of the year, and this past year delivered a 25,000-square-foot Planet Fitness and a 53,678-square-foot Century Theatre with 14 screens in addition to a 12,550-square-foot Lin’s Chinese Buffet. A 30,000-square-foot Dave & Buster’s opened this month and there is a 2,844-square-foot Popeye’s restaurant under construction.

Discount Tire will add an additional 7,680-square-feet to the project and has just received approved development plans by the City of Tucson to proceed. Opening date is expected for Q1 2018.

Lin’s Grand Buffet, Starbucks and Verizon coming to Tucson Marketplace

Tucson Marketplace at the Bridges anchored by Costco and Walmart between Park and Campbell at I-10, will have a new Lin’s Grand Buffet, Starbucks and Verizon there soon.

Tucson Park Ave., LLC (Frank Lam, manager) purchased Pad #3, 2.48 acres, for construction of a 10,000-12,000-square-foot Lin’s Grand Buffet. The address at 3387 S Park Avenue, near Walmart, commanded a sale price of $1.4 million ($13 PSF).

Lin’s Grand Buffet & Mongolian Grill has already two successful locations in Phoenix, one in Yuma and more in Texas and California. Researching it on the internet make your mouth water. “Think of quality Chinese cuisine with excellent customer service, in a warm and inviting atmosphere,” that’s what Lin’s Grand Buffet says you can expect.

Kenny Lin was the young man who first introduced Lin’s Grand Buffet. He wanted to introduce a buffet style restaurant with a higher standard of food quality than what the current industry had to offer. With this desire, Kenny opened his first buffet restaurant in New York City in 1993 and has since opened 32 more restaurants throughout Texas and California. The company currently employs over 800 people.

Working with various partners, such as Frank Lam in Phoenix, who share the same goals and aspirations for excellence, Kenny Lin is growing Lin’s Grand Buffets throughout Arizona and other states.

Lin’s Grand Buffet at Tucson Marketplace is expected to be open Q4 2016.

Retail West Properties own Tucson Marketplace at the Bridges, that is being marketed by Randy Titzck and Chad Russell with Land Advisors Organization in Phoenix and continues to build out. Russell told us that ground breaking on an additional 8,000-square-foot out pad directly to the north of Costco should break ground in the next 30 days.

The south 1,900-square-feet end unit with drive-thru is pre-leased to Starbucks and the north 2,100-square-feet pre-leased to Verizon.
