The following leases were reported to the Real Estate Daily News for the Phoenix Lease Report December 29, 2014 – January 2, 2015.

RETAIL – 10767 N. 116th ST., SCOTTSDALE, AZ.
A lease for 5,311-square-feet at 10767 N. 116th St. in Scottsdale, AZ between Cold Beer & Cheeseburgers and Lucile, LLC was completed recently. Jake Ertle of Rein & Grossoehme Commercial Real Estate represented both the Tenant and the Landlord.

RETAIL – NWC of 75th AVE. and GREENWAY RD., PEORIA, AZ.
A lease for 1,373-square-feet to Dynamite Cigars was recently consummated. The location of the property is the NWC of 75th Avenue & Greenway Rd in Peoria, AZ. Joshua Stewart of Rein & Grossoehme Commercial Real Estate was the only broker in the transaction.




Self-Storage Portfolio in Apache Junction Sells for $2.45 Million

self_storageBill Alter and Denise Nunez of Rein & Grossoehme Commercial Real Estate recently closed on the sale of a two-property self-storage portfolio. The properties were located at 1735 W. Apache Trail and 1678 W. Superstition Blvd., both in Apache Junction, Arizona.

The properties consisted of 94,000 net rentable square feet of space, which included 567 storage units, 20 commercial/retail suites and 41 covered RV parking spaces. Overall occupancy at the time of sale was approximately 60%. The combined sales price was $2.45 million, which equates to a cap rate of 7.3% and cost per foot of $26.

The seller was an individual investor from La Quinta, California and the buyer an individual from Santa Barbara, California. These sales bring the total number of successful closings for the Alter-Nunez team to 140.

Forzastone Moving to 21,452 SF Industrial Tempe Building for $1.875M

The industrial property at 1001 S Edward Dr in Tempe AZ has sold. The 21,452-square-foot building sold with excess land totaling 3.37 acres. The property sold to 1001 Edward LLC, which will occupy the building doing business as Forzastone. The seller was Hope Trading Inc. The property commanded a sale price of $1.875 million ($87.51 PSF).
