TG-IV Capital Partners, LLC, doing business as Trident Grill, leased 4,065 square feet for 4th Tucson Trident Grill location. This new Trident Grill will be located at 2912 W. Ina Road at the northwest corner of Ina Road and Shannon Road and is expected to open early this summer. Scott Soelter with NAI Horizon represented the Trident and Jason Wong and Brian Chang with Red Point development represented the landlord.

OFFICE – 500 N. GARDEN AVE., TUCSON
NCI Information Systems, Inc. leased a 3,500-square-foot office space at Plaza San Lorenzo, 500 North Garden Ave. from 500 N Garden, LLC. Jeff Casper of CBRE’s Tucson office represented the landlord and Ron Zimmerman of Cushman & Wakefield | Picor represented the tenant.

TUCSON, ARIZONA — The Multifamily team of Allan Mendelsberg and Daniel Leibsohn, with Cushman & Wakefield | PICOR handled the following multifamily transactions with an aggregate of $3.84 million and 103-units in four closings over a 3-week period recently.

Palo Verde by Bakerson, LLC purchased Palo Verde Apartments, a 52-unit complex located at 3493 E. Lind Rd. in Tucson from DLGS Jak Properties, LP for $1.56 million ($30,000 per unit).  The property was almost 65% occupied. Francis Xavier Deziel purchased 7^th Avenue Apartments, a 12-unit complex located at 930 N. 7th Ave. in Tucson from Albert B. & Carolyn A. Lecocq for $800,000 ($66,666 unit).  Property was 100% occupied. Allan Mendelsberg and Daniel Leibsohn with Cushman & Wakefield | PICOR handled this transaction.

William Jason Colwell purchased Tumbleweed Apartments, a 14-unit complex located at 1220 N Venice Avenue and 1221 N Roberts Way in Tucson from Andrew Pongratz for $630,000 ($45,000 per unit). Property was 93% occupied. Allan Mendelsberg and Daniel Leibsohn with Cushman & Wakefield | PICOR represented the seller and Kathy Baldauf with Re/Max represented the investor.

James Brody from San Diego purchased Palo Verde View Apartments, a 25-unit complex located at 2438 N Palo Verde Ave. in Tucson from 2438 N Palo Verde Ave LLC, an affiliate of SVP Holdings for $846,000 ($33,840 per unit). Property was 100% occupied. Allan Mendelsberg and Daniel Leibsohn with Cushman & Wakefield | PICOR represented the seller and Cody Evans with Southcoast Commercial represented the investor.

Isy Sonabend of NAI Horizon represented the landlord, SB Management, in a two-year industrial lease renewal for a 14,557-square-foot space at 54 N. 45^th Ave. in Phoenix.

SRS Real Estate Partners announced that Dollar Tree has signed two new Phoenix leases and a third in Tucson. (see Tucson lease report for third lease)

The first new location is a 10,865-square-foot space at Squaw Peak Plaza located at the NEC of Thomas Road and State Route 51 in Phoenix. Other tenants include; Steven’s Shoes and Douglas Barber Shop. Dollar Tree plans to open in early 2014. The second new location is an 8,000-square-foot space at Gilbert Gateway Towne Center located at the southwest corner of the San Tan Freeway and Power Road in Gilbert. The Target anchored shopping center includes; Michael’s, Ross, Chase, Petsmart and Sweet Tomatoes. Dollar Tree plans to open in early 2014.
