Leased Industrial, Winroc Building sold for $1.15 Million

A group formed by California investors, Tucson 2001 LLC (Qing Xu, manager) purchased a 19,699-square-foot industrial warehouse at 2001 N. 9th Ave. in Tucson from Winroc Circle 2003 LLC of Sonoita, Arizona (Richard Collins, manager) for $1.15 million ($58 PSF).

Built in 2000 on a 1.56 acre lot at Ventura Street and 9th Avenue in Central Tucson, located east of Oracle Road and south of Grant Road; the property was fully leased to Winroc when it sold, a company offering architects, contractors and homeowners a full selection of wall and ceiling products.

Wayne Jack, Winroc’s founder, grew the company from a single store in Winnipeg, Manitoba to 34 branches across Canada plus nine branches in Arizona, Minnesota, Nevada and Utah. Winroc’s products have evolved over the years, and its geographical footprint has expanded, since 1971. Winroc has grown through a series of acquisitions across Canada and each of the four states. Winroc’s first acquisition was Alberta Drywall Supplies in 1983, allowing Winroc to gain a foothold in Western Canada and paving the way for future expansion. In the mid-90s, Winroc moved into Arizona and Minnesota, followed by Utah in 2000 and Nevada in 1999.

Cushman & Wakefield of Arizona, Inc. announces that Latium USA Trading, Inc., a manufacturer of metal building products, is relocating to a 43,550-square-foot building at 1640 S. 39th Ave. in Phoenix. The lease brings the property to 100 percent leased status. Latium USA, formerly Metals USA and headquartered in Holbrook, N.Y., is moving from its previous facility at 3602 Lincoln in Phoenix. Latium is moving into a building that stood vacant for the past 5 years. John Grady and Jackie Orcutt of Cushman & Wakefield represented the tenant. The building is owned by DCT of Denver.

OFFICE – 2401 W PEORIA AVE., PHOENIX
Carlson Wagonlit Travel, a Paris-based business travel and meetings and events company recently completed a 5-year lease at Desert Canyon 100, located at 2401 W. Peoria Ave. in Phoenix. The property was selected for its large, flexible floor plans and proximity to employees’ residences. The company, which has a presence in 150 countries and territories, is leasing 25,815 square feet. Constructed in 1999, Desert Canyon 100 is a three-story, Class A building located near Interstate 17, allowing quick access to downtown Phoenix and Phoenix Sky Harbor International Airport. Keith Lambeth, senior vice president at Colliers International, and Ryan Timpani, senior associate at Colliers International, served as brokers for the landlord, St. Paul Fire and Marine Insurance Company of St. Paul, Minn. Richard Collins with CD Commercial Advisors of Phoenix and Stephen Pisarik with Studley of Irvine, Calif., served as brokers for Carlson Wagonlit Travel.

Ultimate Mobile Wheel and Tire, LLC, leased 4,163 square feet in GH Loop Commerce Center at 15855 N. Greenway Hayden Loop in Scottsdale, AZ. The owner of the property is K2H GH Loop, LLC. Ultimate Wheel and Tire is Scottsdale and Phoenix’s is a leader in providing quality mobile wheel and mobile tire replacements. Dan Casey and Richard Gobeille of Rein and Grossoehme Commercial Real Estate represented the owner and Aaron Norwood of Levrose represented the tenant.
