Denny’s America’s Diner Coming to Houghton Town Center

TUCSON, Arizona – Feast Properties, LLC of Murrieta, California, the construction arm for Denny’s Restaurants, purchased a pad at Houghton Town Center for $575,000 ($20 PSF). Ready for construction, Vail should have its first Denny’s sometime next year right along with the McDonalds that has started construction at Houghton Town Center.

The Vail community is a census-designated place (CDP), twenty-four miles southeast of Tucson.

Denny’s is a table service American diner-style restaurant chain where guests have come for over 60 years to sit back, relax and enjoy delicious, hearty meals, every day of the year including holidays. From breakfast anytime to lunches and dinners, Denny’s is always open.

Denny’s is one of America’s largest full-service family restaurant chains, currently operating over 1,700 franchised, licensed and company-owned restaurants across the United States, Canada, Puerto Rico, New Zealand, Mexico, Costa Rica, Dominican Republic, Honduras, Guam, the United Arab Emirates, Chile, Curaçao, El Salvador, and Trinidad and Tobago, and the Philippines.

Currently, Vail residents drive about 14-miles to the nearest Denny’s at 4040 East 22nd Street in Tucson.

Growing Houghton Town Center Adds Hughes Federal to the Mix

Houghton-Town center Sign-450x200Houghton Town Center’s first store, a 99,000-square-foot Walmart,  opened in 2013 and the center hasn’t stopped growing since with a mix of convenient services and popular restaurants that cater to the residents of Rita Ranch, Vail and Corona de Tucson as well as the +/- 6,500 professionals working at the nearby UA Tech Park.

Hughes Federal Credit Union recently purchased a 44,339-square-foot pad at Houghton Town Center for $1 million ($22.55 PSF) from Houghton Developers, LLC, the developer, an affiliate of Diamond Ventures of Tucson.

Hughes will be joining the 60+ acre Walmart Supercenter anchored community shopping center located in southeast Tucson at the intersection of Houghton and Old Vail Roads. Construction is not expected before next year for the new credit union branch

Other pads open for business include Panda Express, Discount Tire, and Dunkin Donuts with McDonalds and BrakeMAX coming soon. The first shops are also open and fully leased to such tenants as Dental Village, Champion Pool and Spa Supply, Nationwide Vision and SuperCuts. A second 9,200-square-feet of shop space will soon break ground to the west of the existing shops’ pad, with more pads in negotiation.

Land Sales, Shell /Subway, Walmart and Gem Show Site

Shell-Station-building-4-GalleryThe Carioca Company (Marvin Rose, president) through its affiliate RG3 LLC bought 5.77 acres at Rita Tech Park at the northeast corner of I-10 and Rita Road in Tucson for $1.5 million ($6 PSF). Carioca is a Shell gas distributor / Convenience store and Subway franchisee, founded in 1972, that now owns 42 Shell stations across Arizona. The Phoenix-based company employs approximately 800 people.

Jim Edwards with Rein & Grossoehme Commercial Real Estate in Scottsdale represented the buyer and had this to say, “The buyer likes growing areas on the outskirts of town and Rita Tech Park in southeast Tucson met all the criteria. The property has visibility and signage from I-10 and is adjacent to the University of Arizona Science and Tech Park and Target Distribution Center in an expanding part of town.”

walmart-neighborhood-marketIn a separate transaction, a Walmart Neighborhood Market will be the first to go vertical at a new retail center at the southwest corner of Tucson Blvd and Drexel Road in Tucson, a portion of Tucson Airport Commerce Center. Walmart paid $1.34 million ($6 PSF) for the 5.1 acres for construction of a 4,100-square-foot Neighborhood Store.

The Tucson Gem and Mineral Show will be back at the Clarion Hotel at 4550 S Palo Verde Road in Tucson after Daniel Duke purchased 4.79 acres for $875,000 ($4.19 PSF) specifically for this purpose. Duke is president of Gem Marketing International and an organizer of the Tucson Gem and Mineral Show, with several sites in town.

Norm Hoegger with Norman Hoegger Realty of Tucson represented the buyer. Hoegger said, “Last year the Gem and Mineral Show was not at this location for the first time in a long while and it was sorely missed. That will now be corrected going forward. Located adjacent to the Clarion, the Gem Show site benefits from use of the Holidome and Clarion Hotel.”
