The Triple T’s Next Chapter: Historic Tucson Truck Stop Sold for $8.25 Million

TUCSON, Ariz. (Jan. 27, 2026) — An iconic Tucson landmark has changed hands: the Tucson Truck Terminal (TTT), also known as the Triple T Truck Stop, sold for $8.25 million ($208.48 PSF) on Jan. 16, 2026.

Located at 5451 E. Benson Highway on approximately 14+ acres, the property includes 39,572 square feet of improvements—an iconic Interstate 10 travel center destination that has served truckers, travelers, and locals for generations.

Often referred to simply as “the truck stop,” TTT has built a loyal following over more than seven decades for its authentic roadside charm, classic diner experience, fuel services, and neon frontage-road signage.

Family member J.J. Jakubik reflected on its community ties: “Almost everyone who grew up in Tucson has been to the Omar Hi-Way Chef restaurant for a late-night meal or a deep-dish hot apple pie after a long day at the rodeo or gem show.”

The sale marks a turning point for the blended family that owned and operated the property across generations. In marketing the property, listing brokers Tyler Smith and Brad Douglass said the owners are no longer living in Tucson and can’t be as hands-on with day-to-day operations as they were in the past, adding they hope to find a buyer prepared to tackle the needed improvements while preserving the site’s legacy.

It looks like they succeeded when the property was sold to new owners who plan to update and renovate it while preserving the site’s legacy.  The seller was Tucson Truck Terminal Inc., and the buyer was Satguru Enterprises III LLC of Litchfield Park, AZ.

Jazz Deol with Orion Investment Real Estate of Phoenix represented the buyer in the transaction.

The site’s amenities include a full-service restaurant and bar, showers, motel rooms, a tire storage building, a truck wash (leased), and additional retail and service components, with the buyer expected to renovate, while keeping the location operating as a truck stop.

As the selling family turned the page, they shared appreciation for the customers and community that kept the destination thriving. “We’re excited to see what the future holds for this beloved property,” said Kristy Galligan, adding a special acknowledgement to Brenda Morris Galligan for helping carry the legacy forward. “Our hope is that its history and spirit continue to shine for years to come.”
