Tucson Commercial Lease Report August 14-18, 2023

TUCSON, ARIZONA, August 21, 2023 — Highlighted this week is a 12,600-square-foot retail lease at 3707-3744 S 16th Ave. in Tucson to Suvida Healthcare handled by Joey Castillo, Jeramy Price, and Andreas Castillo of VOLK Company for the landlord, Santa Cruz Plaza AZ and Jared Cauffield of Western Retail Advisors representing the tenant.

RETAIL – 3707 – 3744 S 16^th AVE., TUCSON 85713, South
Joey Castillo, Jeramy Price, and Andreas Castillo of VOLK Company represented the landlord, Santa Cruz Plaza AZ, LLC, and AAVRPARIZ, LLC, in its lease of approximately 12,600 square feet of space located at 3708-3744 S 16^th Avenue to Suvida Healthcare, LLC.  Jared Cauffield of Western Retail Advisors represented the tenant.

Southern Arizona AIDS Foundation renewed and expanded its lease with Ohio Street Building No. 2 Ltd., LLLP, for a combined 7,365 square feet of office space, at 4600 S. Park Ave., Suite 7 & 8 in Tucson. Ryan McGregor, Office Specialist, and Robert C. Glaser, SIOR, CCIM, Principal, Industrial Specialist, with Cushman & Wakefield | PICOR, represented the landlord.

RETAIL – 4385 W INARD., TUCSON 85741, Northwest
Hounds Town has leased 6,640 sf of space at Ina-10 Flex Center, located at 4385 W Ina Rd, Marana. Hounds Town delivers a fully interactive indoor/outdoor pet daycare to the Marana community. Ina 10 Flex Center is the redevelopment of the former Bedroxx Bowling Alley. Larsen Baker acquired the asset to reposition the building to serve the Flex/Industrial needs of the NW market. Ina 10 has 35k sf+ remaining available for retail/flex/industrial users and two acres of land for a storage yard.  Isaac Figueroa represented the Landlord, and Larsen Baker, Carol and Cole Schilne of Orion represented the tenant.

RETAIL – 2643 N CAMPBELL AVE., TUCSON 85719, Central
Jeramy Price and Andreas Castillo of VOLK Company represented the landlord, QuanAnhdai, LLC, in its new lease and extension of approximately 4,960 square feet of building improvements at 2643 North Campbell Avenue. Tenants will incorporate a new nail salon concept and complement their existing business, JA Ramen. VOLK Company nailed it by bringing this establishment to 100% leased.

RETAIL – 4040 E 22^nd ST., TUCSON 85711, East
Terry Dahlstrom of VOLK Company handled the long-term lease transaction between the landlord, Miriam E. Wright Revocable Trust, and Romulus Restaurants, L.L.C., DBA IHOP Restaurants. The new restaurant will be approximately 4,960 square feet on a pad at 4040 E 22^nd Street within the Randolph Plaza Shopping Center.  The tenant plans to redesign the existing restaurant space and operate an IHOP Restaurant, expected to open in December.  This makes the 14^th Arizona transaction Terry Dahlstrom handled on Romulus LLC’s behalf.

Joey Castillo of VOLK Company represented the landlord, Ajo Business Center Limited Partnership, in its lease of approximately 3,250 square feet of space at 1301 E Ajo Way, Suites 111-113, to Mundicomex USA LLC.

INDUSTRIAL – 4712 S TENNESSEE PLACE, TUCSON 85706, South
Andreas Castillo and Jeramy Price of VOLK Company represented the landlord, Ideal Tucson Holdings LLC, in its lease of approximately 3,001 square feet of building improvements located at 4712 S Tennessee Place to Shouman Import, LLC.   The tenant currently occupies the adjoining space and plans to expand their warehouse facility, which supplies their retail outlets in Southern Arizona.

Andreas Castillo and Joey Castillo of VOLK Company represented the landlord, VCC Investors, LLC, in its lease of approximately 3,000 square feet of space at 225 E Valencia, Suites 135/140 to Suvida Healthcare, LLC.  Suvida Healthcare will operate an outpatient primary care medical facility with extended patient hours.

Project Recovery of Arizona, Inc. leased 2,801 square feet of office space at 3438 N. Country Club Rd. in Tucson from 3438/3444 CC, LLC. INDUSTRIAL – 1607 S PANTANO RD., TUCSON 85710, East
AbideOne Ministries, Inc. leased 1,885 square feet of space at Eastpoint Business Plaza, 1607 S. Pantano Rd., Suite 409 in Tucson, from Pegasus Tucson Owner LLC. Paul Hooker, SIOR, Principal, and Andrew Keim, Industrial Specialists with Cushman & Wakefield | PICOR, represented the landlord.

LEASE EXTENSIONS

Terry Dahlstrom of VOLK Company represented the landlord, Betz Family Trust, in its lease extension of 3783 S 12^th Avenue to Anthony Martinez and Guadalupe Martinex for its 450-square-foot retail space.  The tenant has operated City Cuts Barber Shop at this location since 2003.

INDUSTRIAL – 4555 S PLAO VERDE RD., TUCSON 85714, South
KRK Distributors, LLC renewed their lease with Pegasus Tucson Owner LLC for 923 square feet of industrial space at Butterfield Business Park, 4555 S. Palo Verde Rd., Suite 167 in Tucson.
