Tucson Commercial Lease Report July 31 – Aug. 4, 2023
TUCSON, ARIZONA, August 7 , 2023 — Highlighted this week is a new 2,968-square-foot retail lease at 3915 West Costco Drive in Marana handled by Western Retail Advisors and Robert Nolan of Oxford Realty Advisors.

RETAIL – 3915 W COSTCO DR., MARANA, 85741, Northwest
Dave’s Hot Chicken has leased 2,968 square feet at 3915 W. Costco Drive, a 10-year triple net lease, from JH 17676, LLC, the landlord. Western Retail Advisors represented the tenant, and Robert Nolan of Oxford Realty Advisors represented the landlord in this transaction.
RETAIL – 565 E WETMORE RD., TUCSON, 85705, Central
La Botana Tacos has signed a lease in Tucson Place for a 2,519-square-foot suite located at 565 E. Wetmore Road, Suite 155, Tucson, AZ, in the former Applebee’s 4,460-square-foot PAD building, which was adapted into two suites. Church’s Chicken occupies the other suite. Tucson Place, a Wal-Mart and Best Buy anchored power center, is located at the northwest corner of 1st Avenue and Wetmore Road. La Botana Tacos will relocate its current restaurant at the northwest corner of 1st Avenue and Fort Lowell Road. The new restaurant location is expected to open in December 2023. Manuel Hernandez/Nancy Estrada dba Luxor Barbershop leased 1,300 square feet at 5923 E. 22nd Street, from H.L.F. Properties, Inc. (Landlord). Cameron Casey of Oxford Realty Advisors represented the tenant and Andy Seleznov of Cushman & Wakefield | PICOR represented the landlord in this transaction. Manuel Hernandez is opening a new barbershop with multiple experienced barbers. He plans to create a high-end feel with affordable prices.
OFFICE – 2929 N CAMPBELL AVE., TUCSON. 85719, Central
Clearview Business Solutions, LLC leased 984 square feet at 2929 N. Campbell Ave., from Hanarm Building, LLC, the landlord. NAI Horizon represented the tenant and Robert Nolan of Oxford Realty Advisors represented the landlord in this transaction.
RETAIL – 13190 E COLOSSAL CAVE RD., TUCSON (VAIL), 85641, Southeast
The Luxxy Company, LLC has signed a lease for a 960-square-foot suite at 13190 E. Colossal Cave Road, Suite 280, Vail, AZ, in Old Vail Station. This mixed-use project is located south of the southeast corner of Colossal Cave Road and Mary Ann Cleveland Way in Vail, AZ. Old Vail Station is the original commercial center in Vail, developed in 2008, and is 100% leased. The owner, Mariah Vazquez, has worked in the business for five years and in the adjacent Wellness Station since last year. She is now branching out independently and will offer esthetician services, including lash extensions and permanent makeup such as eyebrows and eyeliner. The new studio is expected to open in October 2023.
