Tucson Commercial Lease Report, June 17-21, 2024

TUCSON, ARIZONA (June 17, 2024) — This week, we highlight new and lease renewals, as reported to Real Estate Daily News from June 17-24, 2024.

RETAIL – 6310 N ORACLE RD., TUCSON, 85704 – Northwest submarket
Just Between Friends leased 33,630 square feet of retail space at Oracle Plaza, 6310 N. Oracle Rd., the former Bed Bath & Beyond, in Tucson, from Oracle Plaza, LLC.  Natalie Furrier and Greg Furrier, Principal, Retail Specialists with Cushman & Wakefield | PICOR, represented the landlord. Just Between Friends consignment sales event will be held July 18th – 29th.

OFFICE – 333 E WETMORE RD., TUCSON, 85705 – Central submarket
Insurance Marketing Solutions, LLC, leased 15,732 square feet at Tucson West II, 333 E. Wetmore.  Phil Skillings and Kyle Kilgore with NAI Horizon represented the landlord, and Chris Itule with DSW represented the tenant in this transaction.

RETAIL – 7051 N CAMINO MARTIN RD., MARANA, 85741 – Northwest submarket
Andreas Castillo of VOLK Company represented Tucson Soccer Center LLC in its lease of approximately 13,717 square feet at 7051 N Camino Martin from Bedroxx OZ Organization, LLC. The tenant will operate an indoor soccer facility catering to clubs and teams around southern Arizona. Isaac Figueroa of Larsen Baker represented the landlord.

OFFICE – 5210 E WILLIAMS CIRCLE, TUCSON, 85711 – East submarket
Dependable Home Health, Inc. leased 12,323 square feet at the Williams Centre at 5210 E. Williams Circle.  Phil Skillings and Kyle Kilgore with NAI Horizon handled the transaction.

RETAIL – 3710 W. OVERTON RD., TUCSON, 85742 – Northwest submarket
After sixteen years of vacancy, since its construction during the great recession, 8,500 square feet of the 13,300-square-foot building located at 3710 W. Overton Rd. in Tucson has been leased to an undisclosed national tenant. Batoun Herrington, CCIM, with Branel Real Estate Company, represented the landlord.

MEDICAL OFFICE – 2424 N WYATT DR., TUCSON, 85712 – Northeast submarket
ADI ASC, LLC leased a 7,473 square foot medical office at TMC Hospital Campus, 2424 N. Wyatt Dr. in Tucson, from TMC Holdings, Inc. Richard M. Kleiner, MBA, Principal, and Alexis Corona, Office Specialists with Cushman & Wakefield | PICOR, represented both parties.

Kleiner, MBA, Principal, Thomas J. Nieman, Principal, and Alexis Corona, Office Specialists with Cushman & Wakefield | PICOR, represented the landlord. Joey Castillo of VOLK Company represented the landlord, Barrio Holdings, LLC, in its lease of approximately 1,920 square feet of space at 800-802 N 4^th Avenue to PapaChon, LLC.  The free-standing restaurant space on the corner of 4^th and University is recognizable with its iconic patio cover, which once served as the covered lanes of a vintage service station.  The tenant will open and operate as Bonchon, serving Korean Fried Chicken and other Korean dishes.

FLEX INDUSTRIAL – 2924 E 22^ND STREET, TUCSON, 85713 – South submarket
Andreas Castillo of VOLK Company represented The Dumbbell Lab LLC, a tenant, in its lease of approximately 1,500 square feet of space at 2924 E 22nd Street. Max Fisher of BRD Realty represented the landlord, RRL Inc. The tenant, who offers personal training and fitness classes, will open for business in the fall of 2024.

Oasis Nutrition, LLC, dba Oasis Nutrition, leased 1,130 square feet at Entrada de Oro Plaza at 7881 N. Oracle Road.  Dave Dutson with NAI Horizon handled this transaction.

RENEWALS

INDUSTRIAL – 1859 W GRANT RD., TUCSON, 85745 – West submarket
Real Floors, Inc. renewed its lease with Walker Tucson Property, LLC for 9,000 square feet of industrial space at 1859 W. Grant Rd., Suite 103 in Tucson. Robert Glaser, SIOR, CCIM, Principal, Industrial Specialist with Cushman & Wakefield | PICOR, represented the landlord. 

RETAIL – 5849 N ORACLE RD., TUCSON, 85704 – Northwest submarket
Gourmet Girls, LLC renewed its lease with CAS Real Property, LP, for 2,050 square feet of retail space at Placita Del Norte, 5849 N. Oracle Rd. in Tucson. Natalie Furrier and Greg Furrier, Principal, Retail Specialists with Cushman & Wakefield | PICOR, represented the landlord. 

RETAIL – 2955 W VALENCIA RD., TUCSON, 85746 – West submarket
VOLK Company handled the renewals at 2955 W Valencia in the Valencia Corners Center. Pro Cuts, which has occupied the space since 2006, renewed its lease for 1,200 square feet of space in Suite 141. Cricket Cellular, which has occupied Suite 141 since 2016, renewed its lease for 1,500 square feet.

RETAIL – 901 E SPEEDWAY BLVD., TUCSON, 85719 – Central submarket
VOLK Company handled the lease renewal between MCAZ Real Estate Ventures I LLC and Team Arizona Pizza, Inc., for approximately 1,175 square feet of space at 901 E Speedway.  The tenant operates Domino’s Pizza and has been at this location since 2014.
