Tucson Commercial Lease Report, June 24-28, 2024

TUCSON, ARIZONA (July 1, 2024) — This week, we highlight new and renewed leases as reported to Real Estate Daily News from June 17-24, 2024.

INDUSTRIAL – 1100 E AJO WAY, TUCSON
Clear Choice Designs LLC leased 5,027 square feet of industrial space at Ajo/Evans Business Park, 1100 E Ajo Way, Suite 201-202 & 204-205 in Tucson, from FJM Merced Associates, LP. Alex Demeroutis and Andrew Keim, Industrial Specialists with Cushman & Wakefield | PICOR, represented the landlord.

RETAIL – ST. MARY’S PLAZA, TUCSON
Larsen Baker is pleased to announce that Yolia Botanica has leased the 1,200-square-foot inline space at St. Mary’s Plaza on St. Mary’s Rd. just West of Grande Ave.  The Premises will be used to sell spiritual products, imports, wellness and body products, home décor and stationery, and other related products.  Isaac Figueroa, CCIM, SIOR, of Larsen Baker, represented the Landlord. Yesenia Tracy of YMT Realty represented the tenant, Yolia Botanica.

RETAIL – ST..MARY’S VILLAGE, TUCSON
Hungry Howie’s Pizza has leased the 1,200-square-foot end cap formerly occupied by Papa John’s. Hungry Howie’s plans to open this fall. The St Mary’s Village shopping center is fully leased. Isaac Figueroa, CCIM, SIOR, of Larsen Baker, represented the Landlord in both transactions. Gail Brown of Avison Young represented the tenant Hungry Howie’s.

OFFICE – 13190 E COLOSSAL CAVE RD, #290, VAIL
Desert Roots Counseling, LLC has signed a lease for a 1,105-square-foot suite located at 13190 E. Colossal Cave Road, Suite 290, Vail, AZ, in Old Vail Station. This mixed-use project is located south of the southeast corner of Colossal Cave Road and Mary Ann Cleveland Way in Vail, AZ. Old Vail Station is the original commercial center in Vail, developed in 2008, and is 100% leased. Owner and counselor Katrina de los Santos will offer individualized counseling and assessment services for children, teens, and young adults. The new office is expected to open July 1, 2024. Craig Finfrock of Commercial Retail Advisors, LLC represented the Landlord, Vail Station, and Birch Bay, LLC, and Nancy Gansline of Oxford Realty Advisors, Inc. represented the tenant in this transaction.

Advanced Print Management LLC leased 680 square feet of industrial space, at Ruthrauff Commerce Center, 2430 W. Ruthrauff Rd., Suite 134 in Tucson, from Pegasus Tucson Owner LLC. INDUSTRIAL – 1684 S RESEARCH LOOP, TUCSON
RITON USA, LLC renewed its lease with Pegasus Tucson Owner LLC for 5,830 square feet of industrial space, at Clairemont Plaza, 1684 S. Research Loop, Suite 508 & 518 in Tucson. OFFICE – 5245 E KNIGHT DR., TUCSON
Watching Over Mothers & Babies Foundation (WOMB) renewed its lease with TMC Holdings, Inc. for 1,933 square feet of office space at Tucson Medical Park, 5245 E. Knight Dr., in Tucson. Richard M.
