TUCSON, ARIZONA, June 12, 2023 — Highlighted this week is an ground lease to And Go Concepts for 25,000 square feet at First & Limberlost Plaza in Tucson, handled by Rick Borane and Dave Volk of VOLK Company and Dave Hammack of Picor Commercial Real Estate. Also a 20,000-square-foot retail space Michael’s in Sierra Vista handled by Isaac Figueroa with Larsen Baker and Pete Villaescusa with CBRE and Greg Laing of Phoenix Commercial Advisors
The following leases were submitted to the Real Estate Daily News from May 29- June 2, 2023.
GROUND LEASE – FIRST AVE. & LIMBERLOST, TUCSON 85719, Central
Rick Borane and Dave Volk of VOLK Company represented the seller, First & Limberlost Plaza, LLC, in the lease of approximately 25,000 square feet of land located at the southwest corner of Limberlost and 1st Ave. Dave Hammack of Picor Commercial Real Estate represented the tenant, And Go Concepts, LLC, which operates Salad N Go, a drive-thru restaurant.
RETAIL – 493 N HWY 90, SIERRA VISTA, AZ 85736, Extended Southeast
Isaac Figueroa with Larsen Baker and Pete Villaescusa with CBRE represented the landlord, South Plaza Vista, LLC, an affiliate of Larsen Baker in the lease of 20,000 square feet of retail space to Michaels Stores, Inc. at South Plaza Vista, 493 N Hwy 90, Suite 130, in Sierra Vista, AZ. Michaels offers products for home decor, framing, scrapbooking, arts and crafts, and more. They plan to open for business towards the end of 2023. This will be Michael’s first store in Sierra Vista. South Plaza Vista, LLC, an affiliate of Larsen Baker, Greg Laing of Phoenix Commercial Advisors represented the tenant.
RETAIL – 3840 W RIVR RD., MARANA MARKETPLACE, MARANA 85755, Northwest
Isaac Figueroa with Larsen Baker represented the Landlord, an affiliate of Larsen Baker, in the lease to Planet Fitness at the former Beall’s, an 18,125 square feet space at 3840 W River Road, Marana, AZ 85741 in Marana Marketplace. Planet Fitness is a full-service fitness club and gym and will meet a much-needed demand in the northwest market. The Planet will open prior to January 2024. Ben Craney of NAI Horizon represented the tenant, Marana FP, LLC.
INDUSTRIAL – 4164 N FLOWING WELLS RD, TUCSON 85705, Central
Andreas Castillo and Jeramy Price and Andreas Castillo of VOLK Company represented the landlord, Ideal Flowing Wells Holdings, LLC, in the lease of approximately 15,650 square feet of land and 1,640 square feet of physical space located at 4164 N Flowing Wells Road to Aragon Underground Construction.
FLEX / INDUSTRIAL – 4281 S SANTA RITA AVE., TUCSON 85719, Central
Joey Castillo of VOLK Company represented the landlord, WB Santa Rita, LLC, in two leases at Tucson Business Park. M5 Delivery, LLC leased approximately 4,700 square feet of space at 4281 S Santa Rita, and Mid-Cities Home Medical Delivery Service, LLC leased approximately 4,700 square feet of space at 4279 S Santa Rita Ave. This brings WB Santa Rita LLC’s portion of the park to 100% occupancy thanks to Castillo’s handling.

Jeramy Price of VOLK Company represented the tenant, Tucson Asphalt Contractors, Inc, in its lease of approximately 3,600 square feet of space located at 2680 E Valencia Road, Suite 196. Molly Gilbert and Andy Seleznov of PICOR represented the Landlord, Rogers Real Estate Holdings, LLC. This site will be the new home to Tucson Asphalt Contractors Inc corporate office.
RETAIL – 11015 N ORACLE RD., TUCSON 85737, Northwest
Joey Castillo of VOLK Company represented the tenant, Lavender Fitness I, LLC , in its lease of 3,302 square feet of space located at 11015 N Oracle Rd. #101 and #111. The tenant plans to open a BFT Body Fit Training. The landlord is Steamy Shops LLC, and White Toys LLC.
INDUSTRIAL / WAREHOUSE – 2030 N FORBES RD, TUCSON 85745, West
Dave Volk of VOLK Company represented the tenant, HMWS Manufacturing Inc., in the lease of 2,400 square feet of warehouse space located at 2030 N Forbes, Suites 103B and 105 from Boron Properties. Alex Demeroutis of PICOR represented the landlord.

Dave Volk of VOLK Company represented the tenant, Muhire Nzabarinda Patient & Iriza Masozera Clementine, in the lease of approximately 2,286 square feet of space located at 333 W Fort Lowell, Suite 120. Bruce Suppes of CBRE represented the landlord, Frontier Capital Group, Ltd. Muhire Nzabarinda Patient & Iriza Masozera Clementine are planning to open an intensive outpatient behavioral health clinic.

Rick Volk of VOLK Company, and Isaac Figueroa and Elaina Elliot of Larsen Baker represented the landlords, Oracle Ina Investors & SRP Two, LLC, in its lease of approximately 2,156 square feet of office space located at 7315 N Oracle #220 to Strongpoint Mobius Partners, LLC.
RETAIL- 7435 E 22ND ST., TUCSON 85710, East
Andreas Castillo, Joey Castillo, and Jeramy Price of VOLK Company handled the lease between the landlord, Plaza 22 Baceline, LLC, and the tenant, B B Dancesport, LLC, for 2,000 square feet at 7435 E 22nd Street.
RETAIL – 210 N 4TH AVE., TUCSON 85705, Central
Joey Castillo and Jeramy Price of VOLK Company represented the landlord, Tophoy Block, LLC, in the lease of 1,588 square feet at 210 N 4th Ave to Property Line LLC. The space will be home to a new Boba Tea shop.

Andreas Castillo and Jeramy Price of VOLK Company represented the landlord, IST Investments, LLC, in leasing approximately 1,558 square feet of space to Sais Fine Jewelry, LLC, located at 5762 E Broadway. Cameron Casey of Oxford Realty Advisors represented the tenant.
RETAIL – 10515 N ORACLE RD., ORO VALLEY 85737, Northwest
Joey Castillo of VOLK Company represented the tenant, 4DF Blue, LLC, in the lease of approximately 1,400 square feet at 10515 N Oracle Rd #169 from Rooney Ranch D, LLC. The site will be home to StretchLab, a fitness studio.

Batoun Herrington, CCIM, CPM®, President, with Branel Real Estate Company, LLC, handled the 1,200-square-foot lease to H Investments dba Lighthouse Counseling of an industrial flex space at Gateway Industrial Park, 3710 S. Park Ave., Suite 704 in Tucson, from CRE Higley Park, LLC.
RETAIL – 1070 E TUCSON MARKETPLACE, TUCSON 85713, South
Joey Castillo, Andreas Castillo, and Jeramy Price of VOLK Company handled the lease between Elite Retail Center, Inc. and Not Your Mother’s Fitness, LLC, for approximately 1,200 square feet of space located at 1070 E Tucson Marketplace. The new fitness studio plans to open in late 2023.

Andreas Castillo and Joey Castillo of VOLK Company represented the landlord, RRL, Inc., in the lease of approximately 710 square feet of space located at 2938 E 22nd Street to Joseph Ruberintwari, who will operate Lifeland Market, an international market.

Authentic Beauty Bar has leased 587 square feet in Suite 108, at Marana Mercado, located on the NE corner of Orange Grove Rd. & Thornydale Rd. The Premises will be used as a beauty salon offering hair and skin services. Terry Dahlstrom of VOLK Company represented the landlord, Gary D Winic & Lauri E Winic Family Trust, in its lease extension of 1895 W Valencia Rd. to NextCare Arizona, LLC for its 4,500-square-foot location.
