Tucson Commercial Lease Report, October 30-November 4, 2023

TUCSON, ARIZONA, November 6, 2023, — Highlighted this week is a 12.79 acre ground lease lease to Bass Pro Shop at Marketplace at the Bridges, handled by Brenna Lacey of VOLK Company.

The following leases were reported to Real Estate Daily News from October 30-November 4, 2023.

GROUND LEASE – MARKETPLACE AT THE BRIDGES, TUCSON, 85713 – South
Brenna Lacey of VOLK Company represented the landlord, Tucson Retail LLC, in its ground lease of 12.79 acres to Bass Pro Shops.  The well-known retailer with exciting destinations across the U.S. recently announced its plans to build an approximate 100,000-square-foot Outdoor World as its third Arizona location.  Their new Tucson megastore will be a welcome addition to the 114-acre Marketplace at the Bridges located at Kino and I-10. It includes Costco, Walmart, Century Theatres, and many others in its retail/restaurant/entertainment hub.

INDUSTRIAL – RUTHRAUFF COMMERCE CENTER, TUCSON, 85705 – Central
Arizona Optical Metrology LLC renewed and expanded its lease with Pegasus Tucson Owner LLC for a combined 13,497 square feet of industrial space at Ruthrauff Commerce Center, 2460 W. Ruthrauff Rd., Suite 100-160 and 196, and 2420 W. Ruthrauff Rd, Suite 122 & 160 in Tucson. INDUSTRIAL – PARK AVENUE INDUSTRIAL CENTER, TUCSON, 85714 – South
1Solar leased 5,250 square feet of industrial space at Park Avenue Industrial Center, 4700 S. Park Ave, Suite 8-9 in Tucson, from Ohio Street Building No. 2 Ltd. Robert C. Glaser, SIOR, CCIM, Principal, Industrial Specialist with Cushman & Wakefield | PICOR, represented the landlord. David Blanchette, CCIM, and Harry Law with NAI Horizon, Tucson, represented the tenant.

RETAIL – 4695 N ORACLE RD., TUCSON, 85705 – Central
Joey Castillo of VOLK Company represented the tenant, Boxing Inc North, in its lease of approximately 3,300 square feet of space located at 4695 N Oracle Road #107, #108, #109 from MTT Oracle LLC.  The tenant, a well-established fitness gym, will be moving from their existing location and is excited to expand their gym space and offer their clientele more workout options.  Robert Nolan of Oxford Realty Advisors, Inc. represented the landlord.

RETAIL – 10165 E OLD VAIL RD., TUCSON, 85747 – Southeast
Joey Castillo of VOLK Company represented the tenant, Lavender Fitness Center I, LLC, in its lease of approximately 2,800 square feet of space at 10165 E Old Vail Road from KJE Steampump LLC.  Aaron LaPrise of PICOR represented the landlord.  This is the second location for Lavender Fitness Center, which operates under the name BFT or Body Fit Training.  They opened their first fitness studio in Oro Valley earlier this year, also handled by Castillo.   Jeramy Price, principal of KJE Steampump LLC, is developing a 7,620 SF shop building and has also signed leases with Rock N Roll Sushi and Jeremiah’s Italian Ice.

RETAIL – 2470 N CAMPBELL AVE., TUCSON, 85719 – Central
Jeramy Price of VOLK Company represented the Tenant, FroggyAZIce3, LLC, in its lease of approximately 2,760 square feet of restaurant space at 2470 N Campbell Avenue from Lee Family Property Management, LLP.  The former Eegee’s restaurant will be remodeled into the second dual concept of Tropical Smoothie Café and Jeremiah’s Italian Ice in Tucson. David Lee of David Lee Real Estate Company represented the Landlord.

INDUSTRIAL – 305 S EUCLID AVE., TUCSON, 85719 – Central
Hark General Contracting, LLC leased 2,625 square feet of industrial space at Central City Business Park, 305 S. Euclid Ave., Suite 111 in Tucson, from Pascoe Investment-Arizona, LLC. Stephen D. Cohen, Principal, and Andrew Keim, Industrial Specialists with Cushman & Wakefield | PICOR, represented the landlord.

INDUSTRIAL – AJO/EVANS BUSINESS PARK, TUCSON, 85713 – South
AZ Heatwavez, LLC renewed their lease with FJM Merced Associates, LP for 2,460 square feet of industrial space at Ajo/Evans Business Park, 1100 E. Ajo Wy, Suite 207-209 in Tucson. Andrew Keim and Alex Demeroutis, Industrial Specialists with Cushman & Wakefield | PICOR, represented the landlord.

RETAIL – 1021 E PALMDALE RD., TUCSON, 85714 – South
Mission Restoration LLC leased 2,166 SF at 1021 E. Palmdale Road Suite 100 from Foothills Business Ventures, LLC.  Gary Emerson of GRE Partners, LLC handled the transaction for the landlord.

RETAIL – 1105 S CRAYCROFT RD., TUCSON, 85711 – Northeast
Jeramy Price of VOLK Company represented the Landlord, Roberts Development Company, Inc., in its lease of approximately 1,624 square feet of restaurant space at 1105 S Craycroft.  Formerly an Eegee’s restaurant, the tenants, Andree Gutierrez and Jessica Oseguera, plan to open La Michoacana, The Ice Cream Spot.  This will be its second Tucson Location.

RETAIL – SOL BLOCK PROJECT on the SUNSHINE MILE, TUCSON, 85716 – Central
Decibel Coffee Works has pre-leased 1,275 sf at its Sol Block project on Broadway east of Tucson Blvd. Decibel will be occupying the iconic Plam tree building towards the east end of the project. Decibel Coffee Works is what happens when musicians and audio engineers channel their creativity into a coffee company. Nick Hoenig and Dana Fehr have decided to rebrand theirs to better reflect where they come from, as well as where they want their future to be. Decibel will offer a multitude of specialty coffee and related drinks and food in a vibrant café atmosphere. Decibel’s current location at the MSA Annex has been open for five years. They will start brewing at Sol Block Summer of 2024. Jeff Ell with Ambrell Capital and Isaac Figueroa with Larsen Baker represented the landlord and handled the transaction.

OFFICE – INA CORPORATE CENTER, TUCSON, 85741 – Northwest
Broderick Engineering LLC renewed its lease with CALDOR Investments of Arizona, LLC for 1,174 square feet of office space at Ina Corporate Center, 3275 W. Ina Rd., Suite 211 in Tucson. Thomas J. Nieman, Principal, Office Specialist with Cushman & Wakefield | PICOR, represented the landlord.

OFFICE – WEST GRANT CENTER, TUCSON, 85745 – West
Dominion Environmental Consultants, Inc. leased 176 square feet of office space at West Grant Centre, 1955 W. Grant Rd., Suite 125-Q in Tucson, from WestGrant Investors, LLC. Molly Gilbert, Office Specialist with Cushman & Wakefield | PICOR, represented the landlord.

Andreas Castillo of VOLK Company represented the Landlord, Ideal Pima Holdings LLC, in its lease of approximately 120 square feet of office space at 5956 E Pima St #130 Room 2.  The tenant, Simply Feet, LLC., will provide specialized orthopedic services.

RETAIL – AJO BUSINESS CENTER, TUCSON, 85713 – South
VOLK Company represented the landlord, Ajo Business Center LP, in its lease renewal of 7,000 square feet of space at 1301 E Ajo Way 115-121.  The tenant, SCTS LLC, operates Ajo Bikes and has been at this location since 2013.
