TUCSON, ARIZONA August 30, 2023 — Western American Investments, LLC (Barry Werner, manager) purchased 10,963 square feet of industrial space at 2425 W. Curtis Rd. in Tucson, from Kassaboo LLC, Stefiboo LLC, and Vegaboo LLC, affiliates of Tucson Asphalt (Paul Politico, manager) for $2,200,000 ($449 PSF).

The main building is at 2425 W. Curtis Rd, and 5180, and 5180 B. N Kain are the two rear lots of excess land for 3.58 acres. The location allows for quick access to River Road and I-10.

The 10,350 total square feet of alarmed building has 9 offices: 1,840 square feet at grade level and 1,840 on second floor a3,220-square-foot main shop and a 1,610-square-foot weld shop.

Fire Alarm lights in bathrooms to alert hearing impaired and architectural blast wall hung on the east side of the main building.

The improvements consist of an office, 5 Bathrooms, 40+ person meeting room, Air-Conditioned Computer Server Room, four bay main shop with roll-up grade level doors, full kitchen, fire sprinkler system, and fenced and gated yard.

The seller was an owner occupant dba Tucson Asphalt and had moved out prior to sale.
