TUCSON, ARIZONA -- Fast food activity continues to remain strong, as evidenced by recent transactions handled by Jeramy Price of VOLK Company, involving Black Rock Coffee, Tropical Smoothie and Filiberto’s, and recent parcel purchases for development for Eegee’s and Dunkin Donuts, handled by Terry Dahlstrom and Kevin Volk of VOLK Company.

Price represented the sellers on two recent Black Rock Coffee investment sales, with a third Black Rock Coffee investment in escrow:

ONE TEN REI Main, LLC sold the newly constructed 825 square foot Black Rock Coffee at 8605 E Golf Links for $1,571,000.  The Black Rock Coffee is located next to a newly constructed Filiberto’s Mexican Restaurant.  Price also handled the original land acquisition and both the Black Rock Coffee and the Filiberto’s leases.

Geyer-Yunkherr, LLC sold the newly constructed 900 square foot Black Rock Coffee at 2705 E Valencia Road to Bennett Family, LLC for $1,580,000.  Price also handled original land acquisition and Black Rock Coffee lease.

Black Rock Coffee continues to expand, and is under construction at 6393 E Grant Road, and recently signed a lease for the northeast corner of Grant Road and First Avenue, in transactions handled by Price.  Dave Carroll of Romano Real Estate represented the landlord, Jagor LLLP, in the First and Grant lease.

Filiberto’s continues to expand as well. Price represented ONETEN REI WILLCO 2, LLC, in its acquisition of the last remaining pad at Riverside Crossings, on River Road near La Cholla, for $600,000.  The buyer intends to construct a drive-thru Filiberto’s, and has an additional pad site available that Price is marketing.

In other investment transactions, Price represented the seller, 2130 N Kolb LLC, in the sale to Bloomfield Capital LLC of the Filiberto’s in Sierra Vista at 735 Fry Blvd for $1,325,000.

Price represented the seller, ONE TEN REI Main, LLC, in its sale of a Filiberto’s in Las Cruces, New Mexico, for $1,352,000.  Price also handled the acquisition and lease of that location.

Price also represents Tropical Smoothie in their expansion into the Tucson market.  After a successful opening of their first Tucson store at Houghton Town Center, two more sites were identified and purchased, and two more sites are in escrow.

Price represented the buyer of the Valencia parcel, ONE TEN REI Guadalupe, LLC, in its $450,000 purchase from RLPX #15, LLC.  Price also represented the buyer of the former Macayo’s at 7040 E Broadway Blvd, ONE TEN REI Guadalupe LLC, in its $830,000 purchase from 7040 E Broadway LLC.  In both locations, the new owners intend to construct drive-thru Tropical Smoothie locations.

Terry Dahlstrom of VOLK Company represented eegee’s in the recent acquisition of a parcel of land at South Gate, 1991 E Ajo Way near I-10, and Kevin Volk of VOLK Company represented TMZ Dunkin Properties LLC in their acquisition of the adjacent parcel for the development of a Dunkin’ Donuts.  Both sales were for $375,000, and the seller, South Gate Partners II, LLC, was represented by Rob Tomlinson and Ron Zimmerman of Picor.
