GREEN Valley, Arizona (May 26, 2023) – The 99 Cents Only Store at 750 West Calle Arroyo Sur in Green Valley sold for $3.13 million ($153 PSF) in a sale-leaseback.
The 20,400-square-foot building sits on 2.25 acres in Madera Marketplace off I-19 and Nogales Hwy in Green Valley at the Walmart Supercenter regional shopping center.
The seller was 99 Cents Only Stores (also branded as The 99 Store and 99¢ Only Stores) an American price-point retailer chain based in Commerce, California. It offers "a combination of closeout branded merchandise, general merchandise, and fresh foods." The store initially offered all products at 99¢ or less. However, the base price was raised to 99.99¢ in 2008, and products have been introduced at higher prices.
Founded by Dave Gold in 1982, there are 384 stores located in California, Arizona, Nevada, and Texas. The company also operates Bargain Wholesale, which sells wholesale to retailers across the United States and exports to more than 15 countries from showrooms in Los Angeles. It also exhibits at trade shows in Las Vegas and Chicago.
The investor was TNG Green Valley, LP, an affiliate of The Niki Group of San Diego, CA.
The transaction closed on May 19, 2023 with no brokers reported in the sale.
