TUCSON, ARIZONA – The multi-tenant office building at 3320 N Campbell Ave in Tucson sold for $1.95 million ($208 PSF) to an owner / user dba Sonoran Ear, Nose & Throat. The 9,383 rental square feet was 53% vacant when it sold with two tenants, Campbell Dental Group and Reglagene Holding occupying 4,381 square feet.

Built in 1982, the building is of masonry construction on .81 cares. Located between Lind and Kleindale on Campbell Avenue, the property is strategically located  between the Catalina Foothills and the University of Arizona and sold for full price offer. The majority of the building has been owner occupied for most of its history by accountants, attorney, and was serving as the corporate offices for the seller dba Alan’s Shoes until time of sale.

The property features a prominent monument sign on Campbell Ave., covered parking, an inviting courtyard, convenient access to public transportation, and a private patio available for the anchor space’s exclusive use.

The buyer purchased to occupy the 5,002-square-foot anchor space, designed with comfort, efficiency, functionality and aesthetics in mind. Highlights include 9-foot ceilings, hardwood floors, spacious offices, wooden blinds, full-size appliances and custom cabinets in the break area, recently renovated private restrooms, and a private north facing patio with brick pavers and attractive landscaping.
