TUCSON, AZ (August 5, 2024) -- In July, nationwide rents rose $4 (0.2%) but remain $11 (0.8%) cheaper than one year ago. This is the second year in a row where supply growth has kept rent growth in check, despite improvements on the demand side of the market. Geographic patterns have held steady: rent growth remains faster in the Midwest and Northeast, while markets in the South and West are seeing the sharpest declines.

Today the median rent in Tucson is $921 for a one-bedroom unit and $1,182 for a two-bedroom unit. And the citywide apartment vacancy rate stands at 7.3%, up 1.4 percentage points from this time last year.

Tucson rents are flat month-over-month and down 2.1% year-over-year
The median rent in Tucson rose by 0.2% over the course of July, and has now decreased by a total of 2.1% over the past 12 months. Tucson’s rent growth over the past year has is similar to the state average (-2.7%) but has fallen below the national average (-0.8%).
Tucson rent growth in 2024 pacing below last year
Seven months into the year, rents in Tucson have risen 0.7%. This is a slower growth rate compared to what the city was experiencing at this point last year: from January to July 2023 rents had increased 4.3%.
Tucson rents went up 0.2% in the past month, compared to the national rate of 0.2%. Among the nation's 100 largest cities, this ranks #62. Similar monthly rent growth took place in Milwaukee, WI (0.2%) and Raleigh, NC (0.2%).

Citywide, the median rent currently stands at $921 for a 1-bedroom apartment and $1,182 for a 2-bedroom. Across all bedroom sizes (i.e., the entire rental market), the median rent is $1,104. That ranks #89 in the nation, among the country's 100 largest cities.
For comparison, the median rent across the nation as a whole is $1,242 for a 1-bedroom, $1,399 for a 2-bedroom, and $1,414 overall. The median rent in Tucson is 21.9% lower than the national, and is similar to the prices you would find in St. Louis, MO ($1,118) and Memphis, TN ($1,091).

Apartment List is committed to the accuracy and transparency of our rent estimates. We begin with reliable median rent statistics from the Census Bureau, then extrapolate them forward to the current month using a growth rate calculated from our listing data. In doing so, we use a same-unit analysis similar to Case-Shiller’s approach, capturing apartment transactions over time to provide an accurate picture of rent growth in cities across the country. Our approach corrects for the sample bias inherent in other private sources, producing results that are much closer to statistics published by the Census Bureau and HUD.
