Tucson, AZ (November 15, 2024) – The retail portion of Oracle Gateway shopping center, at the northeast corner of Oracle Road and Pastime Road in Tucson, has been sold to HAM Oracle, LLC of Phoenix for $10 million ($170 PSF). The property is south of the Tucson Mall, a 1,298,147-square-foot super regional mall, located 3 blocks directly north of the property with Macy’s, Dillard’s, and Dick’s Sporting Goods as anchors.
The 58,702-square-foot shopping center at 3802-3850 & 3872-3896 N. Oracle Road in Tucson was developed in 1986. The retail portion was 94% occupied at the time of the sale, and approximately 49,250 square feet 84% leased to national and regional tenants such a DD’s Fashion, Dunn Edwards, Oak Street Health Care (CVS Health), Eegee’s and Jiffy Lube.
The sale occurred on November 7, 2024.
The 22,901 SF office building located at 3780 N. Oracle Road was not included in the sale.
