TUCSON, AZ (April 15, 2026) — A 1.37-acre commercial pad at El Portal Dorado on Tucson’s west side sold for $1,283,544, adding another piece to the growing retail node at the southwest corner of Ajo Highway and Camino de Oeste. The parcel traded at approximately $935,360 per acre, or $21.47 per square foot.

The property, identified as Lot 3 El Portal Dorado at 4665 W. Ajo Highway, was purchased by CFT NV Developments LLC from ADG Ajo, LLC. The site totals 59,775 square feet and is zoned CB-1 and CB-2, allowing for a range of commercial uses. Stephen Grimm of Aspen Development Group is listed as the seller, while Mecky Wong is the manager of the buying entity.

The sale places a new owner on one of the remaining developable pads within El Portal Dorado, where Starbucks and Bisbee Breakfast Club are coming soon. Marketing materials for the project show Lots 3 and 4 as future pad opportunities adjacent to the existing shops, with additional restaurant development envisioned elsewhere in the center.

According to the listing broker, the Lot 3 pad is slated for a future Panda Express. The broker also confirmed that a Taco Bell is planned as part of the broader project on a separate pad.

The project is positioned in a growing west-side trade area along State Route 86, where the marketing package cites traffic counts of more than 24,000 vehicles per day and highlights the corridor’s expanding residential base and limited retail inventory.
