PHOENIX, (September 24, 2026) – Phoenix Commercial Advisors facilitated the sale of Shake Shack, a newly built, single-tenant restaurant property. The property, located on the northeast corner of 99th Avenue and McDowell Road in Phoenix, sold for $3,900,000, or $1,083.33 per square foot.
The 3,600-square-foot restaurant building, built in 2025, was 100 percent leased at the time of sale to Shake Shack under a newly signed 15-year absolute NNN lease. The building features a rare drive-thru prototype design — one of only approximately 39 such locations in Shake Shack’s national system — and sits as an outparcel to a new shopping center anchored by Sprouts Farmers Market. The site is positioned at the interchange of Interstate 10 and Loop 101, one of the highest-trafficked intersections in Arizona.

Phoenix Commercial Advisors has now completed three transactions at the intersection on behalf of the same seller, Thompson Thrift. Danny Gardiner and Chad Tiedeman previously represented the seller in the $30,700,000 sale of Ninety Ninth Ave, the adjacent 47,201-square-foot, Sprouts Farmers Market-anchored shopping center, in November 2025, and in the $2,571,400 sale of a 2,080-square-foot Valvoline-occupied ground lease pad at the same corner in March 2026. The string of closings underscores continued investor demand for well-located retail throughout the West Valley.
