House, Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap's Phoenix office, represented the seller, a Texas limited partnership, and procured the buyer, an Arizona limited liability company.
The property is located at 6295 E. 22nd St. and is leased to Black Rock Coffee Bar under an absolute triple-net lease with approximately 14 years remaining and 10% rent increases every five years. Black Rock Coffee Bar operates locations across seven states, including more than 50 in Arizona. The buyer plans to hold the property as a long-term investment.
