TUCSON, ARIZONA (Oct. 5, 2026) — Tucson’s median home listing price declined 3.2% in September compared with a year earlier, more than twice the national rate of decline, according to Realtor.com’s September 2026 market report. Buyers also had slightly more homes to choose from, although local inventory growth remained below the national pace.

The median asking price fell to $372,500, compared with a national median of $419,250. Nationally, listing prices declined 1.4% from September 2025. Tucson’s median was $46,750 below the U.S. figure, although listing prices reflect sellers’ expectations rather than completed sale prices.

Price reductions became more common locally. Approximately 22.2% of Tucson listings had a price cut, up 1.5 percentage points from a year earlier and above the national share of 20.8%. The increase suggests more sellers are adjusting their expectations to attract buyers, potentially creating negotiating opportunities on individual properties.

Active inventory reached 3,851 listings, a 2.5% annual increase. That was less than half the national inventory growth rate of 5.4%, indicating that Tucson buyers experienced a more modest expansion in available choices.

New listings, however, increased 3.4% locally while falling 0.7% nationwide. The contrast points to a healthier flow of fresh listings in Tucson, even as the overall supply of homes grew relatively slowly.

Despite lower asking prices and more price reductions, Tucson’s market moved faster than a year earlier. Median time on market declined 8.7% to 58 days, compared with 61 days nationally and a national annual decline of 0.8%.

Taken together, the figures show a market with easing asking prices but continued buyer activity. Sellers face greater pressure to price competitively, while buyers have somewhat more choice and a larger share of listings with reduced prices. Those conditions vary by neighborhood, property type and price range.
