Rendering Horizon At Skyway Commons

Phoenix, AZ (April 25, 2025) – ARCO Construction is proud to partner with Capital Bay Partners, Foundation Capital Partners, and Raith Capital Partners, LLC on Horizon at Skyway
Commons, a commercial tenant improvement project set to enhance one of Surprise’s most active industrial corridors. The project includes constructing ±1,800 square feet of speculative
office improvements and warehouse upgrades across an existing ±135,000 SF building.

Horizon at Skyway Commons represents a continued investment in the city’s industrial market. The renovation scope includes upgraded lighting across the warehouse, installation of dock
equipment, improvements on existing overhead doors and levelers to boost long-term flexibility for future tenants.

“This project reinforces our confidence in the Phoenix industrial market and our commitment to delivering high-quality, forward-thinking spaces,” said Brandon Pike, Managing Partner at
Capital Bay Partners. “Horizon at Skyway Commons is designed with future tenants in mind — flexible, functional, and ready to meet the evolving needs of today’s users.”

Construction is scheduled to begin in August, with substantial completion expected by November 2025. The team has already kicked off design and permitting efforts, with the first
submission to the City of Surprise submitted in April.

“ARCO is excited to support visionary partners like Capital Bay Partners, Foundation Capital Partners and Raith Capital Partners, LLC as they invest in value-add projects like this one,” said
BJ Keane, Vice President of Phoenix Operations. “Together, we’re building more than just tenant-ready space — we’re helping create lasting opportunity in the Valley.”

Horizon at Skyway Commons marks a continued expansion of ARCO’s presence in Phoenix, where the company has been steadily growing its portfolio of industrial and commercial TI
projects.
