BUCKEYE, AZ (April 30, 2026) — Amazon AWS has signed a 1.2 million-square-foot industrial lease at Southern Industrial Center in Buckeye, marking the largest industrial lease in metro Phoenix during the first quarter, according to a Colliers market report.

Colliers identified Amazon Web Services, the company’s cloud-based computing platform, as the tenant.

Southern Industrial Center is located at 24105 W. Southern Avenue. The project was developed by Parklane Development Group and Miramar Industrial Partners and was completed in 2023.

Cushman & Wakefield’s Mike Haenel, Phil Haenel, Andy Markham, and Foster Bundy represented the landlord. CBRE’s Patrick Feeney, Danny Calihan, and Tyler Vowels represented the tenant, according to a LinkedIn post.

An April 20 permit application was filed with the City of Buckeye for the “installation of storage racking, including high-pile for Amazon per approved plans” at Southern Industrial Center, according to city records.

The Buckeye lease adds to Amazon’s growing footprint in metro Phoenix. In January, the company signed a 1,063,188-square-foot lease at West 202 Logistics, a major infill industrial project near the I-10 and Loop 202 interchange.

Amazon currently leases several million-square-foot-plus facilities across the Valley. In the West Valley, the company occupies approximately 1.2 million square feet at The Cubes at Glendale Industrial Park, another 1.2 million square feet at Prologis 303 Business Park in Goodyear, and a 1 million-square-foot building at Paloma Vista Logistics Center in Buckeye. In the East Valley, Amazon also operates a 1.2 million-square-foot storage and distribution facility in Mesa, along with other locations.

Amazon was Arizona’s second-largest employer in 2025, with 40,000 workers statewide, according to Phoenix Business Journal research.

The newly leased Buckeye facility is located near a planned industrial employment hub in the southwest portion of the city. Buckeye recently approved rezoning for Grand View Buckeye, a nearly 2,000-acre site planned as an employment district.

The new zoning allows a range of industrial uses, including limited heavy industrial activity, and is expected to attract manufacturing, logistics, data center, and aerospace users. The site could also accommodate a single large user, except for 32 acres reserved for commercial development.

The lease comes as large-block industrial space continues to tighten across metro Phoenix. According to Colliers, vacancy among big-box warehouses of 500,000 square feet or larger fell from 14.5% to 3.5% over the past four quarters.

There are currently no existing industrial buildings of 1 million square feet or more available for lease in Greater Phoenix, according to Connor Devereux, senior director of market analytics for CoStar Group/Homes.com. However, two million-square-foot buildings are under construction, with several more proposed.
