Drivers and mechanics source car parts in automotive part stores such as AutoZone and Fletcher’s Tire and Auto Service. Such parts include plugs, batteries, brakes and tires, necessary for the upkeep of a vehicle. The fast fit industry, concerned with servicing vehicles as customers wait, is expected to grow at a yearly rate of more than 3% for the five-year period ending 2015, to come to almost $7 billion, according to Global Industry Analysts.
The Fletcher’s Tire and Auto Service store at 3650 W Tangerine Road in Marana sold in an investment sale for[mepr-show rules="58038"]$1.275 million. The 6,011 sq. ft. single tenant building, was built in 2009 with 8 drive-in bays, and is on a 36,980 sq. ft. lot at The Shoppes at Tangerine Crossing. It was occupied by Fletcher’s at time of sale. Old Lobos T&T, LLC, an affiliate of Ault Companies (Ron Ault) was the seller of the property and Tangerine Pad, LLC the investor.
Family owned and operated for 40 years, Fletcher’s Tire and Auto Service has since grown to over 33 locations serving metro Phoenix, Tucson, Payson, and surrounding areas.
The investor and seller were self-represented in the transaction.
Plans for construction of a new AutoZone are approved and the land purchase finalized on a 30,056 sq. ft. undeveloped parcel at 18760 S Nogales Hwy in Sahaurita. The property sold for $675,000 ($22.46 PSF). The seller, Sahuarita Plaza Investors, LLC (Pat Lopez) sold the property to AutoZone Development Corporation for a 6,815 sq. ft. stand-alone store scheduled to open in July 2013. The AutoZone building plans had been in the works since September.
The global automotive repair and maintenance services industry, which keeps vehicles functioning and prolongs the product lifespan, is expected to be worth almost $306 billion by 2015.
