TUCSON, AZ (Sept. 29, 2026) -- The property housing Camp Lowell Surgery Center at 4620 E. Camp Lowell Drive sold September 23 for $11.4 million. The buyer was MMOF IV Tucson AZ LLC, an entity associated with Nashville-based Montecito Medical Office Fund IV. The seller was Camp Lowell MD Investments LLC, managed by Dr. Lawrence D. Kaye.
Built in 2005, the outpatient surgery center sits on 1.36 acres about two miles from Tucson Medical Center. The 16,628-square-foot building includes seven operating rooms, preoperative and postoperative areas, administrative space and a backup generator.
Nathan Huffman and Ryan O’Connell marketed the property through Peranich Huffman Net Lease Group. It sold as a fully occupied, single-tenant investment, with Camp Lowell Surgery Center LLC operating at the site under an absolute net lease.
The offering listed annual base rent of $747,027, with 2.5% annual increases and a lease term extending through March 31, 2036. Based on that rent and the recorded sale price, the transaction reflects an approximate 6.55% cap rate. Camp Lowell Surgery Center continues to operate at the property as a tenant.
