Continental Ranch Dunkin Donuts Sells for $1.25 Million

dunkin-donuts-officeVMB Cortaro LLC bought the newly constructed 2,350-square-foot building and 25,819- square-feet of land occupied by Dunkin Donuts at 8002 North Cortaro Road, also known as a portion of Lot 13 of Continental Ranch Retail Center. The purchase price was $1,250,000 ($532 PSF).

The seller was CPG Cortaro Retail (James Aaron Klusman, member) of Chandler, AZ. Rick Borane of Volk Company in Tucson handled the investment sale for both buyer and seller and represented the seller when they purchased the pad for construction.

Tucson-based Diamondback Police Supply Co., Inc. (Douglas Mackinlay, member) has purchased the former Chicago Music Store for $780,000 ($60 PSF) from 3FRP, LLC (Fred Farsjo, manager) of Tucson. Located at the southwest corner of Broadway and Kolb in the Gaslight Theater shopping center near Diamondback’s current location at 170 S Kolb Rd in Tucson.

The 13,000-square-foot building (built 1970) at 7030 E Broadway Blvd in Tucson has downstairs retail space of 6,500-square-feet and executive suites upstairs ranging from 445-square-feet to the entire 6,500-square-feet, with a balcony facing north.

Mattamy Closes Second Deal at Vistoso for a total of $13.6 Million

lots salesMattamy Homes closed on an additional 92 gross / 61 net acres of pre-platted land at the northeast corner of Moore Road and Rancho Vistoso in Oro Valley this week for $8.7 million ($43,500 per lot), the largest residential land sale of its type for the year. This second acquisition brings Mattamy’s holdings in Vistoso to $13.6 million ($45,333 per lot) for approximately 300 potential lots.

The homebuilder is working on preliminary platting of the site however lot sizes are still to be determined.

Ryan Huffman, Vice President of Land Acquisitions and Development describes Mattamy as a ‘move-up’ segment 2 – 3 homebuilder. Mattamy does not want Tucson to be a satellite office of Phoenix and has placed Josh Robertson in the new position of Tucson Division President to oversee its activities in Tucson.

Huffman said in an earlier interview, “We recognize the uniqueness of Tucson; and looked for someone who will show our lasting commitment and intentions for rapid growth in the community.”
