Freedom Smoke USA leased 8,000-square-feet of retail space at 131 W. Grant from Unrein Investments, LLC. A Tucson, Arizona family-owned company, this will be the company’s fifth store in the Tucson metro area, with another one opening in Catalina and a sixth store in Holland, Michigan store. RETAIL – 7890 E SPEEDWAY BLVD, TUCSON

The abandoned Chevron gas station that was at 7890 E Speedway Blvd in Tucson has now become a new Starbucks Coffee. The Starbucks Corporation leased 2,000-square- feet at the southwest corner of Speedway & Pantano in Tucson from First Pioneer Properties.  Perry Engineering of Tucson handled the development plans. RETAIL – 2905 E SKYLINE DR, SUITE 292, TUCSON

RETAIL – BROADWAY VILLAGE-3048 E BROADWAY BLVD, TUCSON

Sidecar Bar and Lounge, a craft beer and cocktail bar, plans to open a 963-square-feet. upscale lounge at Broadway Village at Broadway and Country Club in Tucson. Slated to open in March of 2014, the bar will seat 40 people inside and 12 to 15 people on a patio. Craig Finfrock of Commercial Retail Advisors represented the landlord, CRI Broadway Village Partners in the transaction. Sidecar handled the lease negotiations itself.

Yotagious Frozen Yogurt leased 1,500-square-feet at Gila Valley Shopping Center at 2065 Highway 70 in Thatcher, Ariz. Yotagious Frozen Yogurt of Thatcher, will take occupancy in early spring of 2014. RETAIL – 10580 N. ORACLE ROAD, ORO VALLEY, AZ
Universal Nails & Spa, LLC leased 1,207-square-feet at the San Dorado Shopping Center at 10580 N. Oracle Road Oro Valley, AZ. The under construction, San Dorado Shopping Center is located at First & Oracle in Oro Valley, an area experiencing continued residential growth that offers some of the strongest household incomes in Metro Tucson. The gross leasable space of the center is 227,250-square-feet of which 16,530-square-feet is available.

Floor & Décor Opens First Tucson Store at ABC Retail Center

fdCBRE has negotiated a 58,205-square-foot lease at ABC Retail Center located at 7125 E. Broadway Blvd. in Tucson, AZ. Floor & Décor, an Atlanta, Ga.-based company and leading specialty retailer in the hard surface flooring market, has leased the building that opened December 12th, marking its first location in Tucson and the third in Arizona.

Nancy McClure of CBRE’s Tucson office and Jeff Kittleson with CBRE Dallas represented the tenant in negotiating the long-term lease agreement.  The landlord, ABC Broadway/Kolb Center LLC of Tucson, was self-represented.

“When evaluating the Tucson market, Floor & Décor wanted to find a location that would be easily-accessible to a large swath of the Tucson population, and Broadway Boulevard near the regional mall and other national retailers achieved that,” said CBRE’s McClure. “Also, there is a tightening of available big box spaces in Tucson, with only seven vacant retail spaces of 30,000 square feet or greater currently available. So, finding this space in a vibrant “main & main” area was appealing.  We started the search in mid-year 2013 and this vacant box space will allow Floor & Décor to be open by mid-December.”

Founded in 2000, Floor & Decor currently operates 37 stores in 18 metropolitan markets across the country. Stores typically range in size from 60,000 to 80,000 square feet, and each store stocks approximately 2,500 products. In addition to the Tucson location, the national retailer also has locations in Tempe and Glendale, AZ.

Located at the northeast corner of Broadway Boulevard and Kolb Road, the former grocery store sat vacant for almost two decades. The property is currently undergoing renovation, including exterior improvements, which will be finished prior to Floor & Decor’s occupancy. Benefitting from one of the highest traffic volume intersections in Metro Tucson, proximity to other major retailers including DSW, Sports Authority, Office Depot, Home Goods, Michael’s and others, as well as ample available parking with 110 available spaces, the building is well positioned to meet the needs of Floor & Decor’s many customers.
