PHOENIX, Arizona – CBRE has facilitated the sale of Perimeter Parkview Corporate Center, a 24,154-square-foot Class A multi-tenant office building located in Scottsdale, Ariz. Melcor Developments of Edmonton, Canada sold the property to Mark IV Capital, Inc. of Newport Beach, Calif.

Barry Gabel, Chris Marchildon and Will Mast of CBRE in Phoenix represented Melcor Developments in the transaction.

Perimeter Parkview Corporate Center is located at 8355 E. Hartford Drive in the 260-acre Perimeter Center master-planned commercial development and sits adjacent to the TPC Scottsdale, home of the Waste Management Phoenix Open. The two-story property features institutional quality construction finishes with abundant dual-paned reflective glass, a two-story lobby entrance, a parking ratio of 4.26 spaces per every 1,000 square feet and unmatched views of the McDowell Mountains. It is 100 percent leased to six high-quality tenants across varying industries.

“Our team is grateful for the opportunity to sell the asset on behalf of Melcor, coming full circle on what we started together back in 2014,” said CBRE’s Gabel. “Perimeter Parkview Corporate Center’s irreplaceable North Scottsdale location, Class A office finishes and diverse rent roll will make a great addition to Mark IV Capital’s distinguished office portfolio in Arizona and will continue to provide reliable cashflow for years to come.”

The property is situated in the Scottsdale Airpark submarket, one of the premier office markets in metro Phoenix and home to many corporate and regional headquarters. It is adjacent to the Loop 101 Freeway, making it accessible by 3.4 million people within a 40-minute commute. The area is surrounded by North Scottsdale’s one-of-a-kind amenities, including high-end restaurants and retail shops at Kierland Commons and Scottsdale Quarter, and several resorts, including the Fairmont Scottsdale Princess, JW Marriott Desert Ridge Resort and Spa and the Westin Kierland Resort & Spa.
