PHOENIX – November 21, 2022 – CBRE announced the long-term lease of an 58,741-sq.-ft. hangar space to Georgia-based Gulfstream Aerospace Corp. next to the Phoenix-Mesa Gateway Airport in Mesa, Ariz. The facility is located at 6341 South Downwind Circle and is adjacent to the company’s new customer support center which will be completed in 2024.

The addition of the hangar space increases Gulfstream space in the Valley for routine inspections and maintenance of in-service aircraft. The building has a clear height of 34 feet and direct access to Taxiway Lane Sierra. The CBRE team of Jackie Orcutt, Pete Wentis, Kevin Cosca, Alex Wentis and Jonathan Teeter represented the owner, Skybridge, on the lease.

This facility is one of many in Skybridge’s portfolio adjacent to the East Valley airport. In early 2023, the developer will begin construction on two 250,000-sq.-ft. buildings just North of the newly-leased Gulfstream hangar. Construction is currently underway on infrastructure work for the two buildings. A taxiway extension starting in the first quarter of 2023 will create new airside opportunities for large and smaller aviation uses.

"With the recent lease to Gulfstream, Skybridge's initial two spec buildings are now fully leased," said CBRE's Pete Wentis. "Skybridge will begin construction on two nonaeronautical buildings in early 2023, with delivery in the first quarter of 2024. These buildings have maximum flexibility to accommodate one tenant if necessary. We are encouraged these buildings are needed based upon current interest."

Once completed, the 363.5-acre development, South of Loop 202 in Mesa, will house 22 buildings for both aeronautical and commercial development. Recently the airport became the nation’s first air cargo hub with a joint U.S.-Mexico Customs inspection facility. The Southeast Valley, especially surrounding the airport, is active, with 8.0 million sq.-ft. is expected to come to market in the future, according to CBRE Research.
