The parcel is located directly adjacent to Safeway’s existing store at 1305 W. Duval Mine Road and is slated for development as a new Circle K Car Wash.
Circle K Car Wash is a branded service offered at select Circle K locations throughout the U.S. and Canada. Depending on market demand, the company operates hundreds of car washes, typically utilizing automated tunnel or touchless systems. While most Circle K car washes are co-located with convenience stores and fuel stations, the only standalone Circle K Car Wash currently in Arizona is located in Phoenix, making the Sahuarita site a potentially notable addition for the brand in Southern Arizona.
The property is part of Palms Plaza, a high-traffic retail center with steady interest from national and regional tenants. The pad was actively marketed for future retail development.
This acquisition aligns with Circle K’s broader real estate strategy, which targets expansion in high-visibility, high-traffic corridors. The planned Sahuarita car wash will enhance services to the surrounding community and serve commuters along the I-19 corridor, including nearby Green Valley.
