Commercial Lease Report

TUCSON, AZ (FEBRUARY 2, 2026) — Leasing activity totaled 107,206 square feet for the week, led by retail with 54,276 square feet, followed by office with 22,879 square feet, and industrial with 30,051 square feet (excluding one industrial land lease). The top retail deal was Broadway FP, LLC (Planet Fitness) leasing 28,575 square feet at 7125 E. Broadway Blvd., represented by Commercial Retail Advisors, LLC (landlord) and NAI Horizon (tenant). The top office deal was the renewal by Duffield, Adamson and Helenbolt PC for 6,926 square feet at 3430 E. Sunrise Dr., Suite 200, with Dave Volk representing the landlord. The top industrial deal was Brice Equipment LLC leasing 10,000 square feet at 5825 S. Palo Verde Rd., represented by Cotlow Company and Commercial Real Estate Group of Tucson.

The following leases were reported to the Real Estate Daily News for the week of January 26–January 30, 2026.

RETAIL – 7125 E. BROADWAY BLVD., TUCSON, 85710, EAST SUBMARKET
Broadway FP, LLC  dba Planet Fitness signed a lease for 28,575 square feet, at ABC Broadway & Kolb Shopping Center (NEC of Broadway Blvd. and Kolb Rd.). The landlord, ABC Broadway/Kolb Center, LLC, was represented by Craig Finfrock, and the tenant was represented by Ben Craney. The new location is expected to open in mid-2026.

INDUSTRIAL – 5825 S. PALO VERDE RD., TUCSON, 85706, SOUTH SUBMARKET
Brice Equipment LLC (an Alaskan company) leased 10,000 square feet and an enclosed secured yard with heavy power on a five-year term from Campbell Technologies LLC, c/o Keith Campbell. Dean Cotlow and Chase Cotlow, of Cotlow Company, represented the owner, and Michael Coretz represented the tenant.

INDUSTRIAL – 5401 S. SWAN RD., TUCSON, 85706, SOUTH SUBMARKET
Southwest Mobile Storage, Inc., leased 2.16 acres of industrially zoned, vacant land from Frontier Towing, c/o Jim Mooney, for container storage. Dean P. Cotlow of Cotlow Company represented the transaction.

RETAIL – 9480 E. GOLF LINKS RD., TUCSON, 85730, EAST SUBMARKET
McNew Investments III LLC leased a 5,425-square-foot space at Rincon Plaza and plans to open a Big O Tires in the former Arrow Tire & Service location. Jeramy Price, Joey Castillo, and Andreas Castillo of VOLK Company managed the lease for landlord D and D Properties Group Management, L.L.C.

INDUSTRIAL – 1530 E. BENSON HWY., TUCSON, 85714, SOUTH SUBMARKET
An undisclosed tenant leased 4,600 square feet at 1530 E. Benson Hwy from Camino Martin Industrial Plaza LLC. Jackson Kraft of CBRE represented the landlord; the tenant was self-represented.

OFFICE – 3430 E. SUNRISE DR., TUCSON, 85718, NORTHEAST SUBMARKET
LoanDepot leased 3,973 square feet in Suite 150 from Foothills Corporate, LLC. Bobby Verenna, former Office Broker with Cushman & Wakefield | PICOR, represented the tenant, and Dave Volk with Volk Company represented the landlord.

OFFICE – 1050 E. RIVER RD., TUCSON, 85718, NORTHEAST SUBMARKET
Swift Mortgage leased 3,713 square feet in Suite 302 from River Plaza, LLC. Dave Volk, of Volk Company, represented the landlord.

INDUSTRIAL – 3600 S. PALO VERDE RD., TUCSON, 85713, SOUTH SUBMARKET
Glass Doctor leased 3,500 square feet of space from Block One Property LLC. Tim Healy of CBRE represented the landlord; the tenant was self-represented.

INDUSTRIAL – 1691 W. GRANT RD., TUCSON, 85745, WEST SUBMARKET
Monster Signs, 3,300 square feet, signed a new lease at 1691 W. Grant Rd. CBRE represented the tenant; Max Fisher with BRD Realty represented the landlord, Grant Investors LLC.

RETAIL – 2900 E. BROADWAY BLVD., TUCSON, 85716, CENTRAL SUBMARKET
Catalina Cigar Company, LLC, leased 3,222 square feet in  Suites 113–114 from H.L.F. Properties, LLC. The tenant was represented by Dave Volk of VOLK Company, and the landlord was represented by Andry Seleznov of Chapman Lindsey Commercial Real Estate Services. The tenant plans to open its Golf and Cigar Lounge in Q3 2026.

RETAIL – 3242 E. SPEEDWAY BLVD., TUCSON, 85716, CENTRAL SUBMARKET
Diaz Fit, LLC, leased a 2,775-square-foot space in the retail center also known as the Chroma building from Habibs Holdings, LLC. Isaac Figueroa of Larsen Baker represented the landlord, and Andrew Keim with Cushman & Wakefield | PICOR represented the tenant.

RETAIL – 5961 N. ORACLE RD., TUCSON, 85704, NORTHWEST SUBMARKET
Fully Integrated Training LLC leased a 2,101-square-foot space from Ideal Tucson Holdings LLC and plans to open a personal gym in March 2026. Andreas Castillo, Scott Negilski, and Jeramy Price of VOLK Company represented the landlord.

RETAIL – 5526 E. GRANT RD., TUCSON, 85712, NORTHEAST SUBMARKET
Amna Hasson leased a 1,693-square-foot space from Maqsood & Sabina Enterprises, LLC, on a five-year term. Robert Nolan of Oxford Realty Advisors represented the landlord.

RETAIL – 4772 E. SUNRISE DR., TUCSON, 85718, NORTHEAST SUBMARKET

Turquoise Wine Bar leased 1,500 square feet at Sunrise Village Shopping Center from Sunrise Village Investors, LLC. Dave Hammack of Cushman & Wakefield | PICOR represented the landlord, and Aaron LaPrise, also with Cushman & Wakefield | PICOR, represented the tenant.

INDUSTRIAL – 6898 N. CAMINO MARTIN, TUCSON, 85741, NORTHWEST SUBMARKET
A1 Garage Door Service leased 1,460 square feet at Suite 150 from FJM Merced Associates, L.P. Alex Demeroutis and Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 1870 W. PRINCE RD., TUCSON, 85705, CENTRAL SUBMARKET
RFL Consulting LLC leased 1,440 square feet at Suite 39 from Pegasus Tucson Owner LLC. Bruce Suppes and Jackson Kraft of CBRE represented the tenant; Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.

RETAIL – 10165 E. OLD VAIL RD., TUCSON, 85747, SOUTHEAST SUBMARKET
Friday Pilates LLC leased 1,413 square feet at Las Plazas at Old Vail Shopping Center from KJE Steampump LLC. Aaron LaPrise of Cushman & Wakefield | PICOR represented the tenant, and Jeremy Price of VOLK Company represented the landlord. The lease brings the center to 100% occupancy.

RETAIL – 10515 N. ORACLE RD., ORO VALLEY, 85737, NORTHWEST SUBMARKET
Mountainside Health and Aesthetics leased 1,413 square feet in Suite 169 at Rooney Ranch from Rooney Ranch D, LLC. Dave Hammack and Aaron LaPrise of Cushman & Wakefield | PICOR handled the transaction.

RETAIL – 3655 N. ORACLE RD., TUCSON, 85705, CENTRAL SUBMARKET
Endurance Mobile Recovery, LLC, leased 1,355 square feet in Suite 104 from Olympic View Properties, Inc. The tenant was represented by Andreas Castillo of VOLK Company; the landlord was represented by Dave Carrol of Paul Ash Commercial Real Estate.

Innovation Medical PLLC leased 1,323 square feet in Suite 170 from Paloma Village Offices LLC. Bruce Suppes of CBRE represented the tenant, and Doug Marsh of Oxford Realty Advisors represented the landlord.

Furr-Get About It Dog Spa, LLC, leased a 1,200-square-foot space from Plaza 22 Baceline, LLC. Joey Castillo and Andreas Castillo of VOLK Company represented the landlord; the tenant was represented by Mack Thompson of  Whirlygig Properties.

OFFICE – 4742 N. ORACLE RD., TUCSON, 85705, CENTRAL SUBMARKET
Arizona Children’s Association expanded 1,179 square feet at Oracle at the River. Bruce Suppes of CBRE represented Oracle Office Park Associates LLC, and Ryan Burkett of Cresa Partners represented Arizona Children’s Association.

OFFICE – 2345 S. ALMA SCHOOL RD., MESA, 85210, PHOENIX METRO
Farmers Insurance leased 1,014 square feet at the Breezeway Building from Tinalden Ventures LLC. Bruce Suppes and Jamie Swirtz of CBRE represented the landlord, and CBRE’s Joe Pequeno and Swirtz represent the tenant.

RETAIL – 18745 S. I-19 FRONTAGE RD., SAHUARITA, 85614, SOUTH SUBMARKET
High Caliber (Sahuarita) LLC, dba High Caliber Nutrition, leased  980 square feet of space from SD – Sahuarita Properties LLC. Andreas Castillo of VOLK Company handled the transaction; the tenant plans to open in spring 2026.

Sunvek Holdings LLC leased 654 square feet at Suite 108 from Watza Development LLC. Bobby Verenna, former Office Broker with Cushman & Wakefield | PICOR, represented the landlord; Molly Mary Gilbert, CCIM, with Cushman & Wakefield | PICOR represented the tenant.

Caminos Forensics, LLC, leased 595 square feet in Suite H-808 at El Dorado Square. Isaac Figueroa, CCIM, SIOR, and Michelle Ward with Larsen Baker represented the landlord and handled the transaction.

East Tucson Wellness and Rheumatology Services, c/o Gretchen Crawford, FNP, leased 313 square feet at Suite 130 from Ideal Pima Holdings LLC. Ana Aguilar of VOLK Company handled the leases.

RETAIL - 2155 E. UNIVERSITY DR., TEMPE, 85281, PHOENIX METRO
A lease Renewal for 5,101 square feet within University 101 Shops to Volition Training was recently consummated. The property is located at 2155 E. University Dr., Tempe, AZ. The owner of the center is 2155 E University, LLC. Jared Lively of Rein & Grossoehme CRE represented the landlord on this transaction.

OFFICE – 2343 E. BROADWAY BLVD., TUCSON, 85719, CENTRAL SUBMARKET
Focus Partners Wealth LLC, 2,711 square feet, renewed at 2343 E. Broadway Blvd. Newmark’s Liam O’Connor and CBRE’s Bruce Suppes represented the tenant; Presidio Management Inc. was represented by Jill Hansen of Continental Development Company LLP.

RETAIL – 905 E. UNIVERSITY BLVD., TUCSON, 85719, CENTRAL SUBMARKET
Chipotle Mexican Grill, Inc. renewed 2,624 square feet in Suite 149 at Main Gate Square with Marshall Foundation. Natalie Furrier and Greg Furrier of Cushman & Wakefield | PICOR represented the landlord.

INDUSTRIAL – 3845 N. BUSINESS CENTER DR., TUCSON, 85705, CENTRAL SUBMARKET
MedEvals LLC renewed its 1,890 square feet at 3845 N. Business Center Dr. CBRE’s Jackson Kraft, Chriss Stelling, Ryan Irvine, and Trent Davis represented the tenant; Andrew Keim with Cushman & Wakefield | PICOR represented the landlord.
