Queen Creek Acreage

Phoenix, Arizona (October 1, 2025) – CRE8 Advisors, a leading commercial real estate brokerage firm based in Phoenix, is pleased to announce the successful sale of 17 acres of prime commercial Queen Creek acreage for a little over $14 million.

The property, located at SR-24 and Meridian–Pecos Road, offers premier frontage along both the freeway and Meridian Road, providing exceptional visibility and access. Positioned within a thriving commercial corridor anchored by major national and regional users, including Circle K, which is currently under escrow for the hard corner. The site is improved with utilities, curbs, and gutters already in place and ready for development if the new owners choose to proceed in this direction.

The seller, Meridian 17, LLC, has sold it to Horne 1200, LLC, and CRE8 Advisors Partner Rommie Mojahed, and Senior Advisor, Lindsey Dulle, represented both parties in the transaction. The property entered escrow on August 11th and was acquired by the Horne family through a 1031 Exchange. The new owners are prominent auto dealers in the valley, and it was a great investment for them.

Dulle stated, “We are excited to help the Horne family and the sellers make this deal. This is a very dynamic trade area, and it will be fun to watch it grow and evolve over the next 3-5 years.”

Projected traffic counts along Meridian Road are expected to exceed 60,000 cars per day within the next year, according to the Queen Creek traffic study, further strengthening the site’s visibility and accessibility. The property is surrounded by some of the East Valley’s most dynamic growth, located near Eastmark—the heart and hub of the region—as well as thriving residential communities, including D.R. Horton and Superstition Vistas. This strong residential base creates a built-in customer pool, adding to the area’s appeal for future commercial development.

“We’re already seeing significant momentum, and we’re excited to offer additional parcels in this same area that are poised for long-term success,” said Mojahed.

Economic Development Director of Queen Creek, Doreen Cott stated, “Queen Creek continues to experience remarkable growth, driven by strategic investments and strong community partnerships. The recent extension of State Route 24 to Ironwood Road and the plans to construct full interchanges at Signal Butte Road and Meridian Road as part of Prop 479, will further enhance regional connectivity, making it even easier for businesses and developers to access our thriving market.”

Cott also added, “that the improved infrastructure, LG Energy Solution’s significant investment in their advance manufacturing facility, combined with Queen Creek's pro-business environment and exceptional quality of life, creates outstanding opportunities for investors who want to be part of Queen Creek’s dynamic future.”

For information on the additional approximately 15 acres adjacent to this land, please contact Rommie Mojahed or Lindsey Dulle directly or visit www.CRE8advisors.com to view the trade area in more detail.
