DaumPHOENIX, Ariz. (June 18, 2026) – DAUM Commercial Real Estate Services, a leading provider of CRE services including brokerage, national tenant representation, consulting, leasing, sales, and property management, announces that it has directed the $41 million acquisition of approximately 29 acres of land at the Mack Innovation Park, located adjacent to the Deer Valley Airport in Phoenix, Arizona, to United Integrated Services (USA) Corp. (“UIS”).

The buyer is the U.S. subsidiary of a Taiwanese-founded provider of design-build and engineering services to the semiconductor industry that is a key partner of Taiwan Semiconductor Manufacturing Company (TSMC), notes Bob Lundstedt, an Executive Vice President based out of DAUM’s Phoenix office who represented UIS in the purchase alongside DAUM Executive Vice President Skip Corley, Jr. and Senior Vice President Chase Heinemann.

“This land parcel offered UIS the proximity and space for its planned development a 480,000 square-foot facility supporting operations in the region, and just minutes from TSMC’s rapidly growing North Phoenix campus,” explains Lundstedt. “As TSMC continues to announce further expansions of its multi-billion-dollar campus, it is driving demand from suppliers entering the market and attracting a broader ecosystem of manufacturers, contractors, and service providers.”

Based on decades of experience in the Phoenix market and extensive expertise throughout the Deer Valley corridor, Lundstedt has become a trusted advisor to both domestic and international firms evaluating expansion opportunities in the region.

“Many of these companies are entering the U.S. market or expanding their presence here for the first time,” said Lundstedt. “We're increasingly seeing referrals from advisors and real estate professionals who have strong relationships within the Taiwanese business community but are seeking specialized industrial market expertise. By combining local market knowledge with an understanding of the unique operational requirements of semiconductor suppliers, we're able to help companies identify the right opportunities and navigate the process with confidence.”

The transaction comes amid sustained strength in the Phoenix industrial market as a whole. According a recent report from DAUM, the region continues to experience strong demand and significant development activity, with Q1 seeing increased absorption and tightening vacancies amidst more than 12 million square feet of industrial space under construction.
