TUCSON, AZ (July 25, 2025): Desert Retreat Mobile Home & RV Park is an all-age community offering 40 rental units at 6308 S Nogales Hwy. in Tucson's southern submarket. The park comprises 34 spaces (10 RV and 24 MH spaces), a duplex, two SFRs, and two retail businesses currently leased and operating.

The asset sold for $2.35 million ($58,750 per rental).

The Community was initially built in 1949 and sits on approximately 2.29 acres. Desert Retreat is on  City services; electricity is directly billed to all sites except for five, which are individually read and billed back. The sites offer 200 AMP electrical service to pedestal units that provide Cox cable, telephone, and internet services. Water and sewer are individually metered and billed back. All water lines are copper.

The two Retail Businesses include El Barquito Seafood & Grill and a hair salon. The restaurant is directly billed for electricity and gas, the salon is directly billed for electricity and billed back for individually sub-metered water and sewer.

There is one park-owned mobile home (2019 Clayton 14’ X 66’). Desert Retreat has a laundry facility, two washers/dryers, and leased equipment. The Community has an on-site office that could be converted back to its original use as a studio apartment. The Park is fully fenced and offers two storage garages and a private maintenance yard with a storage trailer. Desert Retreat has been owned and operated by the same family for 38 years.

NAI Horizon Manufactured Housing Specialist and Executive Vice President Andrew Warner, CCIM, represented the seller, a local trust, and the buyer, DT97 Desert Retreat, LLC of Gilbert, AZ.

The seller continued, “The thing that really stood out to me was the way you kept us in the loop throughout the process. We never had to wonder what was going on, as we got a progress call from you personally every few days. Any time we can, we will recommend you.”
