TUCSON, AZ (April 7, 2026) — A longtime restaurant address on Speedway Boulevard is getting a new tenant with a familiar flavor.

Tuk Tuk Thai plans to open its fourth Tucson-area location at 2511 E. Speedway Blvd., taking over the freestanding restaurant building at the northeast corner of Speedway Boulevard and Tucson Boulevard. The 1,998-square-foot building sits on approximately 16,063 square feet of land and was most recently home to Bangkok Café, a local Thai favorite that closed after 30 years.

Rick Borane of VOLK Company represented the landlord, Speedway Investment Partners, LLC, in the lease. Matthew Bustamante of Trilogy Commercial Real Estate represented the tenant, SWP LLC, which operates as Noy’s Tuk Tuk Thai.

For Tucson diners, the change keeps a Thai restaurant presence at a location many already associate with that cuisine. Since launching its first restaurant on North Campbell Avenue in 2020, Noy’s Tuk Tuk Thai has developed a strong local following and expanded to Oro Valley Marketplace and Ventana Village.

The new restaurant is expected to open in the third quarter of 2026 and will join the company’s other locations at 2990 N. Campbell Ave., 12125 N. Oracle Rd. #69, and 6878 E. Sunrise Dr. #160.

The deal reflects continued demand for proven local restaurant operators, especially in freestanding second-generation spaces where a strong location and an established dining history can help shorten the path to reopening.
