TUCSON, ARIZONA (February 6, 2024) -- The former Texas Instruments office building at 5411 East Williams Boulevard in Tucson was sold to an affiliate of Bourn Properties, BP 5411 Investors, LLC, for $5 million ($40.29 PSF). The 124,097-square-foot building has been vacant since Texas Instruments moved into its new facilities at 5401 and 5421 E Williams Blvd in 2022 for design engineers.

The building sits on 6.22 acres and was constructed in 1998 by Bourn Properties and sold in March 2011 to the seller, an affiliate of Orion Office REIT.

Before Texas Instruments, the online service provider AOL occupied the building in the William Center at Craycroft and Broadway.

Trevor Moffitt, Peter Bauman, and Tom Nieman with Cushman & Wakefield (Phoenix and Tucson offices) represented the seller. The buyer was self-represented.

Frank Barber with Bourn Partners will handle the leasing. “We’re looking at all options to reposition the office building,” Barber said.
