Zinburger, Pomo, Lo-Lo’s Chicken & Waffles, Barrio Queen, and Petersen’s Old-Fashioned Ice Cream Part of Project
PHOENIX – LGE Design Build is kicking off the design of the second phase of Heritage Marketplace, a family friendly, pedestrian-oriented, mixed-use development in downtown Gilbert.
Construction for the second phase will begin in March with an expected completion date of September 2015. Heritage Marketplace is located on the northwest corner of Gilbert Road and Vaughn Avenue and is an integral element in Gilbert’s Heritage District.
The second phase includes two buildings totaling 32,000-square-feet. The north building is about 10,000 square feet and the south building is about 22,000-square-feet. The buildings will have ground floor restaurant and retail space and also second floor office space.
“Continuing to build on the sense of community and increase pedestrian traffic are important aspects of the Heritage Marketplace development,” said David Sellers, president of LGE Design Build. “We also value maintaining the historical integrity of downtown Gilbert while infusing exciting new restaurant and retail concepts.”
The downtown area is becoming an increasingly popular place, according to city officials.
“Gilbert’s Heritage District, the heart and soul of the community, is experiencing a renaissance thanks to key developments like the Heritage Marketplace,” said Gilbert Mayor John Lewis. “Through Gilbert’s vision, the Heritage District will receive both much needed office space and unique restaurants. It is because of the restaurant growth that the Heritage District has been named one of the five best food neighborhoods in metro Phoenix and is affectionately referred to as ‘Delicious Gilbert.’ We are proud of the partnership we have with LGE and are excited for the great things to come.”
“The outstanding partnership between Gilbert and LGE Design Build has enhanced the vibrancy of the Heritage District by providing mixed-use space to the rapidly growing area,” said Dan Henderson, Gilbert’s economic development director. “The fact that LGE is progressing with phase two of the project sooner than anticipated demonstrates the success of the Heritage Marketplace and LGE’s ability to provide a quality project in a timely manner.”
LGE Design Build recently completed the first phase, which included 31,000 square feet split among two anchor restaurants and a two-story, mixed-use office/retail building. Heritage Marketplace offers a range of exciting dining options, which were pre-leased in the first phase – Zinburger, Pomo, Lo-Lo’s Chicken & Waffles, Barrio Queen and Petersen’s Old-Fashioned Ice Cream.
Fox Restaurant Concepts opened Zinburger, a wine and burger bar, on Oct. 27.

Pomo, an Italian pizzeria, is expected to open this winter.
“The growth in this trade area and the energy invested in downtown Gilbert that has been created by these great local restaurateurs is amazing. They have pioneered this trade area, and my team and I are really excited about opening here,” said Stefano Fabbri, owner of Pomo Pizzeria.
Lo-Lo’s Chicken & Waffles will begin serving its soul food at Heritage Marketplace on Dec. 1.
“We are ecstatic to come to the Town of Gilbert. We’ve witnessed a family atmosphere and feel very welcomed,” said Rasheedah White, one of the owners and founders of LoLo’s along with husband Larry White. “Heritage Marketplace looks amazing. It is going to be a great food mecca. We have great restaurants there and we are happy to be one of them.”
Barrio Queen, a tequileria and restaurante, expects to open in early spring.
"We've been looking at a Barrio Queen expansion in Gilbert for a couple of years but the opportunity was never quite right. When Heritage Marketplace came along, we knew immediately that we wanted to be a part of the concept,” said Steve Rosenfield, who owns Barrio Queen with his wife, Linda Nash. “The Town of Gilbert Heritage

The unique mix of restaurants, retail and office space is perfect and we're very much looking forward to our opening in early spring."
Petersen’s Old-Fashioned Ice Cream is under construction.
