
Updated Look Designed to Attract Creative, Contemporary Tenants
PHOENIX, Arizona -- Irgens - Phoenix has announced completion of its $1 million renovation and modernization of its 501 N. 44th St. office building. The property, which was acquired by Irgens in 2016, is located south of the Loop 202 and just off State Route 142 near Sky Harbor International Airport.
“Our goal at the time of purchasing this four-story office building was to update facilities and modernize the design,” says Jason Meszaros, vice president/market manager for Irgens. “The submarket is in high demand but offers limited supply of attractive, efficient office space that can serve the next generation’s office needs.”
The building underwent interior and exterior improvements. Extensive landscaping and signage modernization was implemented, as well as upgrading the building color to a contemporary white. Remodeling of the main lobby created a corporate, contemporary environment with sleek finishes. Seating clusters and bistro-level work tables encourage tenants and visitors to gather in the public spaces. The ground floor restrooms and elevator lobby also were transformed with a contemporary ambience.
In addition to the design changes to the building, Irgens updated the chiller portion of the mechanical system in the building, enhancing efficiency and comfort.
The 501 N. 44th St. building is a four-story office building totaling 102,302-square-feet. Tenants at the property include Maricopa County and RSM International, the world’s 7th largest accountancy professional services network in the world. The property contains a separate parking structure with ample spaces. The property is currently 70% occupied. Available space includes the entire fourth floor, which offers 26,570-square-feet of prime office space with views of Camelback Mountain and Papago Park.
