TUCSON, AZ (Sept. 25, 2026) --  Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a Black Rock Coffee property, a net-leased retail asset in Tucson, Arizona, for $2,480,000 ($2,995.17 PSF).
“This asset's long-term absolute triple-net lease with built-in rent growth appealed to investors seeking predictable, low-management income,” said Zack House, senior managing director investments. “With more than 50 locations open in Arizona, Black Rock Coffee's continued growth gives buyers real confidence in the brand.”
House, Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap's Phoenix office, represented the seller, a Texas limited partnership, and procured the buyer, an Arizona limited liability company.
The property is located at 6295 E. 22nd St. and is leased to Black Rock Coffee Bar under an absolute triple-net lease with approximately 14 years remaining and 10% rent increases every five years. Black Rock Coffee Bar operates locations across seven states, including more than 50 in Arizona. The buyer plans to hold the property as a long-term investment.
