MESA, Ariz. – Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of McDonald's, an absolute triple-net ground lease property located in Mesa, Arizona. According to Ryan Sarbinoff,regional manager of the firm’s Phoenix office, the asset sold for$2,467,000 ($471 PSF).

Mark Ruble and Chris Lind, investment specialists in Marcus & Millichap’s Phoenix office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. The buyer, an individual/personal trust, was also procured by Ruble and Lind. McDonald's was newly constructed in 2020 at 2751 South Signal Butte Road on the hard northeast corner of the signalized intersection of Signal Butte and East Guadalupe Road in Mesa, Arizona, which sees over 23,825 vehicles per day. The property includes a new 20-year absolute triple-net ground lease with McDonald’s Corporate with 10% rental increases every five years.

This McDonald’s is 5,239-square-feet on a 1.23-acre lot and includes a drive-thru.
