Phoenix, Ariz. (Aug. 3, 2026) – Marketech International Corporation (MIC), a leading Taiwanese technology service provider, has finalized a lease for a 151,451-square-foot warehouse facility at 950 West Rose Garden Lane in Phoenix’s Deer Valley submarket. Kidder Mathews Executive Vice Presidents Mike Ciosek and Eric Bell represented MIC in the transaction.

MIC is a key contractor supporting Taiwan Semiconductor Manufacturing Company (TSMC) and its massive fabrication campus in North Phoenix. The transaction underscores MIC's long-term commitment to the Phoenix market and its critical role in the semiconductor supply chain as TSMC continues to expand its Arizona operations. Just last week, TSMC announced another $100 billion for the project, bringing the total to over $265 billion.

The Deer Valley industrial corridor has become one of the Valley’s most competitive submarkets, with available space near TSMC’s campus in high demand from suppliers, contractors, and logistics partners racing to establish a local footprint. Securing a facility of this scale in the current market reflects MIC’s proactive real estate strategy and its broker's ability to navigate an environment with shrinking inventory and increasing competition among TSMC-adjacent tenants.

This lease marks the fifth transaction that Kidder Mathews has completed on MIC’s behalf, further strengthening a real estate partnership built on trust, market expertise, and a proven track record of delivering results.

“This lease reflects just how important proximity to TSMC has become for the companies supporting the semiconductor supply chain,” said Ciosek. “As TSMC’s Arizona footprint continues to grow, so does the need for its key contractors to be positioned nearby, ready to respond quickly and support ongoing operations.
