Menlo Group797 W. Guadalupe Rd. in Gilbert, Ariz. has changed hands.

Tempe, AZ (February 5, 2026) – Menlo Group Commercial Real Estate recently announced the sale of an automotive repair building located at 797 W. Guadalupe Rd. in Gilbert, Ariz. The freestanding retail property was sold for $2.6 million

Built in 1998, the property consists of a 5,362-square-foot freestanding building situated on a 1.38-acre lot. The facility includes four drive-thru bays and eight rollup doors, making it well-suited for automotive service operations. The building generated strong buyer interest due to its excellent visibility at the intersection of Guadalupe and Cooper Rds., convenient access to the US-60 and Loop-202 freeways, and its location in a high-income, high-growth area of the Valley.

Heath’s Real Estate Holdings, LLC, purchased the property. The seller, Truck Pros, LLC, was represented by Menlo Group’s Tom Ellixson, CCIM, alongside former Menlo Group advisor Alex Bluth, MRED.

“This sale was a strong outcome for our client. We were able to bring the right parties together and execute a smooth transaction,” Ellixson said. “Gilbert continues to be an ideal location to operate a business, and this property’s visibility, access and functional layout made it especially attractive to buyers.”

The sale reflects continued demand for well-located industrial and retail properties in the Phoenix East Valley, particularly in markets supported by strong demographics and ongoing growth.
