PHOENIX, ARIZONA – NAI Horizon represented the tenant in the turn-key deal of a long-term lease for a 132,210 SF brand new, freestanding warehouse in Chandler, Arizona. The total value of the long-term lease is approximately $8.5 million.
NAI Horizon Senior Vice President Jeff Adams represented AES Direct Express, LLC, an Arizona limited liability company (dba SKU Distribution) in its lease of Parc Germann located at 2225 E. Germann Road, Building B, in Chandler.
The brand-new construction sits on 9.37 acres on Germann Road in the highly sought-after East Valley. It features a secure concrete truck court, a secure private yard, new ownership, and a new office and warehouse whose interiors are finished and ready for occupancy.
The tenant offers third-party logistics fulfillment and other management services.
“SKU Distribution is a treasured client that I am proud to have procured attractive deals for as they grew,” Adams said. “They are still a younger company, but due to proprietary software, high efficiency and accuracy throughout the entire procurement and delivery cycles, they have been able to quickly garner several top accounts in the rapidly expanding 3-PL and 4-PL logistics markets in Metro Phoenix.
“This expansion space will allow my client to bring on more national accounts who have been on hold as the space was simply not available,” Adams said.
The landlord, Realty Associates Fund XII Portfolio, L.P., a Delaware limited partnership from Newport Beach California, was represented by Pat Harlan and Steve Sayre of JLL.
