Sierra Vista, AZ - (November 14, 2024) – Nick Miner, CCIM of Orion Investment Real Estate represented Skate Investments, LLC, in the successful acquisition of a well-located, long-term net-leased investment property located at 1299 North 7th Street in Sierra Vista, Arizona. The transaction, valued at $920,000.00, or $169 per square foot, shows the continued strength of the net-leased markets.

Childtime, founded in 1967 as a division of Gerber Products Corporation, has grown to operate more than 250 learning centers across the country.  This specific location of Childtime has been a fixture at this address since 1979, providing childcare and early education services to the Sierra Vista community.

The property's proximity to Fort Huachuca's east gate enhances its value, making it a convenient option for military families and civilian personnel working on the base.

“This is the first investment property for my client,” Miner commented.  “This property worked well because of the long-term tenancy, price point, and return.”

Buyer, Skate Investments, LLC, was represented by Miner of Orion Investment Real Estate.

Seller, SDM Family Corporation was represented by Grafton Milne, CCIM of Menlo Group.
