Phoenix, Arizona — ViaWest Group recently completed construction on two spec industrial buildings at the northwest corner of Superior Ave. and 44th Street just south of Sky Harbor Airport. The 150,000-square-foot project, Superior Logistics Center, on 9.17- acres was part of a multiple parcel purchase in June 2019.

The project consists of two Class A, mid-bay industrial buildings, 71,500 square feet and 79,200 square feet with divisibility down to 15,000 square feet. This project brings much-needed mid-bay industrial space to the Sky Harbor submarket, which has a total industrial base over 75 million square feet and only a 5.05% vacancy rate.

Superior Logistics has attracted local and national prospects to the development. Prior to obtaining certificate of completion, ViaWest, with the help of our leasing team at CBRE, were successful in leasing up one of the two buildings to Thrive Printing and Pep Boys Tires.

Thrive Printing has signed a long-term lease for 42,770-square-feet. The custom screen printing company was represented by Ryan Steele with Keyser in lease negotiations.

Pep Boys Tires has leased 28,730 square feet for a long-term lease. Headquartered in Philadelphia, the automotive giant is referred to as the, “founders of the automotive aftermarket”. Pep Boys was represented by Rusty Kennedy with CBRE.

“My district has one of the highest industrial occupancy rates in the city. A brand new building with this much space is an important asset,” said Phoenix City Councilman Carlos Garcia. “The types of businesses locating here are going to bring good jobs with advancement potential benefitting Phoenix and the people who live in this area.”

John Werstler and Cooper Fratt of CBRE in Phoenix are handling the marketing and leasing of the project.

“With the excellent infill location and high-quality building design, combined with the robust Industrial Market, Superior Logistics Center has had great Tenant activity throughout the early lease-up stage.  We are excited about our position in the submarket and are optimistic the project will be fully occupied by summertime,” said Fratt, Executive Director at CBRE.

Superior Logistics Center benefits from excellent access and proximity to four major freeways, including I-17, I-10, SR 51 and Loop 202, pulling from a wide and diverse labor pool.
